3-Tab vs Architectural Shingles in Texas: Why We Only Install One of Them

October 18, 2026 | Mahmoud Abu Saad

Key takeaways

  • In Dallas-Fort Worth a 3-tab roof lasts 12 to 15 years and an architectural roof lasts 18 to 22. Same tear-off, same labor, same permit, six to eight more years.
  • CertainTeed rates its XT 25 three-tab for winds up to 60 mph. Its Landmark architectural shingle carries a 110 mph warranty, upgradable to 160 mph. DFW Airport has recorded a 79 mph gust.
  • Architectural shingles install at $3.50 to $5.50 per square foot of roof in DFW. On a 26-square roof that is $9,100 to $14,300, about $415 to $795 per year of service. A 3-tab roof would need to cost a third less to match that, and the material gap is nowhere near a third.
  • 3-tab still shows up in three places: insurance repair scopes that match an existing 3-tab roof, rentals bought on the lowest bid, and 1960s to 1980s housing in East Dallas, Garland and Mesquite.
  • We install laminated shingles only, architectural or Class 4. The warranty gap alone (25-year limited versus lifetime limited) settles it.

In Dallas-Fort Worth, architectural shingles win on every line that matters: 18 to 22 years against 12 to 15, a 110 mph wind warranty against 60, two bonded layers against one under hail, and a roof that buyers and carriers do not flag. 3-tab only makes sense when an insurance scope forces a match on a small repair.

I’m Mahmoud, co-owner of Roof Raiders with my wife Sara. Our crews tear off a lot of 3-tab across Plano, Richardson, Garland and Dallas, and we do not put new 3-tab roofs on. Here is the whole comparison, including the one case where 3-tab is the right call.

what a 3-tab shingle is, and why builders loved it.

A 3-tab shingle is a single flat strip of fiberglass mat coated in asphalt and granules, with two cutouts that divide the exposed edge into three tabs. Every shingle is the same size and shape, so the finished roof reads as a flat grid of rectangles.

It was the builder standard across North Texas from the 1960s through the 1990s because it was the cheapest product per square that still carried a Class A fire rating, and a crew could lay it fast.

An architectural shingle (also called laminated or dimensional) bonds two layers of mat together, a full base strip and a notched top strip, so the roof has a staggered, shadow-line profile closer to wood shake. CertainTeed describes its Landmark as a “dual-layered design” and notes on the same page that laminated shingles are “typically heavier than strip shingles.” That second layer is where the extra wind, hail and lifespan performance comes from.

Both are asphalt. Both go down over the same underlayment with the same nails. The difference is how much shingle sits between the weather and your deck.

Four asphalt shingle samples laid side by side on a driveway, from a flat single-layer 3-tab to a Class 4 impact-rated laminated shingle Four asphalt tiers on a driveway, from 3-tab to Class 4 impact. The single-layer 3-tab is the thin, flat one. The other three are laminated.

The wind and warranty rows come straight from CertainTeed’s product pages for the XT 25 three-tab and the Landmark architectural shingle. The national lifespans are from the InterNACHI life expectancy chart that home inspectors use. The DFW lifespans are what our crews find on the deck, and the reasons they run shorter than the chart are in how long a roof lasts in Texas.

Most laminated shingles on the market carry 110 to 130 mph ratings with the manufacturer’s matching starter and ridge. The number that matters is the 60 on the three-tab, because the gusts DFW actually sees run above it.

architectural shingles vs 3-tab cost on a 26-square roof.

A 26-square roof is 2,600 square feet of roof surface, which is a 2,000 to 2,200 square foot single-story on a normal pitch (roof area runs about 1.2 to 1.3 times the home’s footprint). At DFW architectural rates of $3.50 to $5.50 per square foot of roof, that roof is $9,100 to $14,300 installed, before pitch, decking and the step-ups below.

We do not quote 3-tab, so there is no owner number for it in this table. What matters is this: tear-off, underlayment, ice and water shield, drip edge, flashing, ridge vent, the Collin County permit at $95 to $250, dump fees and a day of crew labor are identical for both shingles. The shingle itself is a minority of the bid. Switching to 3-tab trims the material line and nothing else.

3-tabA little under the architectural number12 to 15 yearsHighest of the four
Architectural (CertainTeed Landmark)$9,100 to $14,30018 to 22 yearsAbout $415 to $795
Landmark Pro (+$35 to $55 per square)$10,010 to $15,73018 to 22 yearsAbout $455 to $875
Class 4 impact (+$65 to $110 per square)$10,790 to $17,16020 to 25 yearsAbout $430 to $860, before the windstorm discount

Run the break-even. For 3-tab to match architectural per year, 12 to 15 years of life against 18 to 22 means the 3-tab bid would have to come in roughly a third lower on the whole job. The material gap does not get close, because the material is not where the money is. You are paying the same crew for the same day to install six to eight fewer years.

Three-tab is the most expensive shingle on the table, because you buy the roof twice.

Notice the Class 4 row. The upgrade over Landmark is $1,690 to $2,860 on this roof, it adds years at the top of the range, and most Texas carriers discount the windstorm portion of the premium for a UL 2218 Class 4 roof. Per year, it is usually the cheapest asphalt roof you can buy. The Class 4 guide runs the payback with the discount included.

The full tier table, the pitch multipliers and the county permit fees are in the Texas roof replacement cost guide, and the free roof cost calculator runs your own address at these rates in about a minute.

wind and hail are where 3-tab loses the argument.

The seal strip is the whole wind story. The Insurance Institute for Business and Home Safety calls seal strength the most important factor in a self-sealing asphalt shingle’s high-wind performance, and notes the Asphalt Roofing Manufacturers Association recommends hand-sealing on slopes steeper than 12:12 and on very cold install days.

A 3-tab has one seal line under a single thin strip, and each tab is a separate flap with an open cutout on either side. Heat ages that adhesive, and DFW averages 20.2 days a year at 100 degrees or hotter and 46.3 thunderstorm days. Once the seal lets go, the tabs lift one at a time, and a 60 mph product is lifting at speeds this region sees every spring. The same NWS Fort Worth records list a 61 mph two-minute wind at DFW Airport in April 2008 and a 79 mph five-second gust in March 2019. A laminated shingle has twice the mass over the seal line and no cutouts for the wind to get under, which is why its warranty starts at 110 mph.

A 60 mph shingle under a sky that logs 46 thunderstorm days a year is a 12-year product with a 25-year sticker.

Hail is worse. Texas led the country with 902 major hail events in 2025, counted at one inch and larger. A one-inch stone on an architectural shingle usually bruises the top layer and knocks granules loose while the base layer stays sealed. The same stone on a 3-tab lands on one thin mat with nothing under it. After a storm our crews find cracked-through mat and tabs snapped off at the cutouts on 3-tab roofs where the laminated roof next door took cosmetic bruising.

That also changes what happens with the adjuster. A 3-tab slope reaches the functional-damage count on a 10 by 10 test square sooner, which is the number behind the Texas 25 percent rule. Our job on those claims is the same either way: we photograph every slope, chalk the test squares, document the damage, and meet your adjuster on the roof.

Aged 3-tab asphalt shingles with heavy granule loss and lifted tabs on a North Texas ranch home Heavy granule loss and lifted tabs on a 3-tab roof in the Plano area. At this stage the mat is exposed and the next hailstorm finishes it.

Neither shingle carries a UL 2218 Class 4 impact rating in its standard form. If hail is your main worry, and in Collin County it should be, the answer is a Class 4 laminated shingle, which is a step up from architectural, never a step across from 3-tab.

where 3-tab still shows up in dfw, and what to do.

Insurance repair scopes. When a hail or wind claim comes back as a repair instead of a replacement, the adjuster’s scope matches what is on the roof. If that is 3-tab, the scope prices 3-tab. That is a repair job and it should be priced like one. What you should not do is let a repair-sized check talk you into a full 3-tab replacement. If the damage is widespread, the 25 percent rule is how a slope moves from repair to replacement, and documentation decides it. If the claim does pay to replace a 3-tab roof, the scope is written at 3-tab pricing and the step up to architectural is an upgrade you pay. On a 26-square roof it is a small share of the job against six to eight extra years.

Rentals. Landlords buy on the lowest bid, and a 3-tab bid is the lowest number on the table. It is also the roof that will be back on the table in 12 to 15 years, with a leak call or two in between, and a carrier that moved it to actual cash value around year 10. If you own a rental in Garland or Mesquite, run the per-year table above against your holding period, and read ACV vs RCV before the next renewal.

Older stock. The 1960s to 1980s ranch homes of East Dallas between Garland Road and I-30, the sections of Garland south of I-635, and the older half of Richardson east of US-75 were built with 3-tab and have often been re-roofed in 3-tab two or three times, usually on a claim. Many sit on plank decking. When one of these comes up for replacement, two things change: the shingle goes to architectural, and the decking gets probed before the contract is signed, at a published rate of $70 to $100 per sheet. The signs your roof needs replacement checklist tells you whether yours is there yet, and how old is my roof shows how to pull the permit history.

One more place to check before you pick: your HOA’s architectural guidelines. Some specify a dimensional profile, and a 3-tab roof can fail the review after the money is spent.

why we only install one of them.

We install laminated shingles only: CertainTeed Landmark, Landmark Pro and the Class 4 lines. We will patch a 3-tab slope to match when a repair scope calls for it, because leaving a slope open is worse. We will not put a new 3-tab roof on a house, for five plain reasons.

  1. Lifespan. 12 to 15 years against 18 to 22, for the same day of tear-off and the same crew.
  2. Wind. A 60 mph rating in a region whose airport has logged a 79 mph gust. The laminated roof starts at 110 and goes to 160 with the matching accessories.
  3. Hail. One mat against two. In the state with 902 major hail events last year, that is the difference between a bruise and a hole.
  4. Warranty. A 25-year limited warranty against a lifetime limited warranty. We are CertainTeed ShingleMaster certified, which fewer than 3 percent of US roofers hold, and the 5-Star registration only a ShingleMaster can file goes on the laminated roofs we install.
  5. Our name is on it. A roof we would be tearing off again in 2038 is not a roof we want our name on.

Same tear-off, same underlayment, same crew, same day. The only thing 3-tab saves you is years.

If you are choosing between laminated lines, best roof shingles for Texas heat and hail compares Landmark, Landmark Pro, the Class 4 options and the competing brands we see on bids. Our shingle roofing page lists the lines we carry, and the full roof replacement scope is the same on every job: tear-off to bare deck, synthetic underlayment, ice and water shield in every valley, new drip edge and flashings, ridge vent to code, and a magnetic sweep before the trailer leaves.

frequently asked questions.

Are architectural shingles worth it over 3-tab in Texas? Yes, on every line. In DFW an architectural roof lasts 18 to 22 years against 12 to 15 for 3-tab, carries a 110 mph wind warranty against 60, and takes hail on a laminated top layer instead of a single mat. Tear-off, underlayment, flashing, permit and labor cost the same for both, so the small saving on 3-tab material buys the most expensive roof per year of service on the table.

How much more do architectural shingles cost than 3-tab? Architectural shingles install at $3.50 to $5.50 per square foot of roof in DFW, so a 26-square roof runs $9,100 to $14,300. A 3-tab bid comes in a little under that, because only the material line changes and every other line item is identical. For 3-tab to match architectural per year of service it would have to be about a third cheaper on the whole job, and the material gap is nowhere near that.

How long do 3-tab shingles last in Dallas-Fort Worth? About 12 to 15 years. InterNACHI’s national chart lists 20, but 20.2 days a year at 100 degrees or hotter, 46 thunderstorm days and routine one-inch hail take the difference. Many 3-tab roofs in North Texas are replaced on a storm claim before they reach 15. The full material-by-material breakdown is in our guide to how long a roof lasts in Texas.

Can I put architectural shingles over my old 3-tab roof? We do not recommend it and we do not do layovers. A second layer traps heat, hides rotten decking, voids most manufacturer warranties, and the uneven 3-tab surface telegraphs through the new shingle. A full tear-off to bare deck costs more on the day and is the only way to get the warranty, the decking inspection and the full 18 to 22 years. Our roof replacement walkthrough shows how the day goes.

Will insurance pay to upgrade my 3-tab roof to architectural? Usually not on its own. A claim pays to put back what was damaged, so a 3-tab roof is scoped at 3-tab pricing and the step up to architectural is an upgrade you pay out of pocket. On a full replacement that upgrade is a small share of the job. Your deductible is also yours to pay under Texas law; a contractor cannot absorb it. Details in will insurance pay for a new roof in Texas.

Are 3-tab or architectural shingles Class 4 impact rated? Neither, in their standard form. The UL 2218 Class 4 rating lives in laminated lines like CertainTeed Landmark IR and NorthGate, which run $65 to $110 per square over a standard Landmark and usually earn a windstorm premium discount from Texas carriers. If hail is the worry, that is the upgrade to price. Our Class 4 guide runs the payback.

Does a 3-tab roof hurt resale value in DFW? It costs you at the inspection. A buyer’s inspector lists the shingle type and an estimated remaining life, and a 3-tab roof past year 10 reads as a near-term replacement, which turns into a credit request or a lower offer. Carriers also move aging roofs to actual cash value, and some will not write a policy on a roof past 20. Pull your roof’s age before you list: how old is my roof.
