Wylie sits about 25 minutes east of our Plano HQ on Legacy Drive, parked on the eastern lip of the DFW hail belt. Storm cells that ride off Lake Lavon have a habit of stalling here, dropping their load, and breaking apart over Rockwall before they die. That geography gives Wylie a storm profile all its own. The eastern half of town, everything past Country Club Road, takes wind-driven hail straight off the lake, while the western neighborhoods catch the tail of cells that already emptied over Murphy and Plano. Population crossed 62,000 in 2024 and is still climbing as Bozman Farm and the Inspiration corridor fill in their final phases. Three arterials shape the road grid. State Highway 78 cuts diagonally through downtown toward Lavon and Greenville. FM 544 runs west to east, tying Wylie back to Murphy and Plano. And FM 1378, which everyone here still calls Country Club Road, is the north-south spine through the older neighborhoods. Lake Lavon sits hard against the eastern boundary, and that lake is the single biggest reason Wylie storms behave the way they do.

The housing mix is what makes this city different from the rest of eastern Collin County. You have the original Brown Subdivision and Birmingham Farms builds from the late 1980s through the 1990s, the early-2000s expansion in Wooded Creek and Twin Lakes, and the newer 2010s and 2020s product in Bozman Farm, Inspiration, and Kreymer Estates. Run a Wylie route in a single afternoon and you can go from a 1992 three-tab roof on original ridge vents to a 2021 builder-grade architectural with solar penetrations across the south slope. A builder does not put the same shingle on a Birmingham Farms home that he puts on an Inspiration build, and the claims read differently too.

That range is exactly what sets Wylie apart from neighbors like Murphy and Sachse. Murphy is almost entirely 2000s-and-newer. Sachse skews uniformly 1990s ranch. Wylie has the whole spread, which means our scope worksheet changes depending on which side of FM 544 we are standing on. A one-size-fits-all approach to roof inspections simply does not work in this city, and we built our process around that.

Storms do not hit Wylie evenly. East of Country Club Road, the lake-effect cells land hardest. West of it, you catch what is left after Murphy and Plano. Here is where our dispatch volume runs heaviest.

  • Highway 78 from downtown to Lavon. This is the arterial that funnels almost every spring cell out toward Greenville. Claim density is heavy around the Brown Street and Ballard Avenue intersections in the old downtown core. The retail strips along this stretch still carry aging three-tab and first-generation architectural shingle that does not stand up to large stones.

  • FM 544 from the Murphy line east into town. The main residential artery into Wylie. Bozman Farm, Cottonwood Creek, and Wooded Creek all back up to this road, and cells coming over the Murphy rise tend to drop hard right as they cross the Wylie city line.

  • Country Club Road, FM 1378, north of FM 544. The north-south spine that divides the lake-effect east side from the Plano-overflow west side. Cells that cross this road tracking east are the ones that produce the worst Inspiration and Bozman Farm damage. Original builder shingle on the 2012 to 2016 homes is aging into its first real claim window now.

  • Stone Road through the Inspiration corridor. One of the highest solar-penetration pockets we work anywhere. Adjusters routinely miss the detach-and-reset line items on solar-mounted roofs, so we photograph every penetration before the carrier comes out.

  • Brown Street through Birmingham Farms. Older corridor where 1990s steep-pitch 8/12 and 10/12 homes demand experienced crews. A number of these streets have not been re-roofed since the original install, and on plenty of them the ridge caps were already failing before any hail ever landed.

  • Parker Road, FM 2514, and the eastern cuts. The connectors that feed Lavon corridor properties off the FM 1378 spine. Wind-driven hail tracks east along these cuts, and homes that face north or west here routinely take angled impact in a single spring.

When a cell rides down US-75 through Plano and then swings east, Wylie is usually the third or fourth city it hits before it gives out over Rockwall. By the time it reaches Lavon the stones tend to run larger and the wind drives them sideways. That is why our Wylie hail damage and storm damage work tends to look heavier per roof than what we see closer to the office, even though the population is a fraction of Plano’s.

Wylie’s housing stock runs newer than Plano but older than Prosper or Celina, built in three clear waves. Most of these roofs are in their first claim cycle, and the 2024 hail season pushed a lot of them across the line. The third wave runs 2014 to present across Inspiration, the newer Bozman Farm sections, and Kreymer Estates. This is designer architectural product, CertainTeed Landmark and GAF Timberline HDZ, with proper ice-and-water shield in the valleys, modern ridge venting, and a steadily rising solar count.

HOA shingle-color rules are tight in Wylie’s newer communities. Bozman Farm leans on the Weathered Wood and Driftwood family across most of its phases. Inspiration adds Pewter Gray and Charcoal to the approved list and blocks the lighter colors. Kreymer Estates pulls a submittal on every replacement and will fine a homeowner who installs an unapproved profile. We pull the HOA packet before we order a single bundle, every time.

Carriers want documentation, and the Texas 25 percent rule is the regulation we lean on hardest here. Under Texas Insurance Code 28 TAC 21.1006, if a slope shows eight or more hail hits per 100 square feet, the carrier owes a full slope replacement and not a patch.
