There are four metal roof types worth installing on a Dallas home or commercial building, and the difference between them is the difference between a 50-year roof and a 20-year roof. Standing seam is the residential premium. Concealed clips, mechanically-seamed or snap-locked, 24 gauge steel, PVDF Kynar 500 paint. This is what goes on Highland Park custom builds and Phillips Creek Ranch new construction. R-panel is the workhorse exposed-fastener product. Common on commercial, agricultural, and shop buildings out toward Prosper, Celina, and Anna. 26 gauge, screw-down, ribbed profile. Cheaper, faster, shorter lifespan. Screw-down corrugated is the entry-level residential cousin to R-panel. Same exposed fastener concept, slightly different rib pattern. Best for detached garages, ADUs, and barndominiums where budget rules. Stone-coated steel is the HOA-friendly residential option. A stamped steel panel coated in stone granules that reads as shingle or tile from the curb but performs like metal underneath. DECRA, Boral Steel, and Roser are the brands we install most.

A 30-year architectural shingle in Dallas does not last 30 years. The real-world replacement window we see on Plano and Frisco roofs installed in 2002 to 2004 is 22 to 28 years, and the second decade is rough because the granules wear thin and the asphalt loses its volatiles in the heat. Standing seam metal in 24 gauge runs 50 plus years and the paint warranty (PVDF Kynar 500) holds for 40 years against chalk and fade.
The energy delta is what surprises homeowners. Cool-roof rated metal panels carry a Solar Reflectance Index (SRI) of 60 or higher, which means they bounce roughly 70 percent of incoming solar heat back to the sky instead of dumping it into your attic. We’ve pulled attic temp readings in Plano installs that documented a 30 to 40 degree drop, from 145 degrees on a black architectural to 105 to 115 degrees on a light-color standing seam, measured the same August week. That savings shows up on your TXU or Oncor-delivered bill in July and August.

UL 2218 Class 4 is the highest impact rating issued for roofing materials, awarded to products that survive two strikes from a 2-inch steel ball without splitting or fracturing the substrate. Standing seam in 24 gauge, stone-coated steel from DECRA and Boral, and certain R-panel profiles all carry Class 4.
Most Texas carriers (State Farm, Allstate, USAA, Farmers, Nationwide, Travelers) discount the windstorm and hail portion of your annual premium between 5 and 15 percent when you submit the Class 4 certificate. On a $4,800 homeowner’s policy where roughly 60 percent of the premium is wind and hail, a 12 percent discount works out to about $345 per year, every year, for as long as you own the home. Over the 50-year life of a standing seam roof, that discount alone can return $15,000 plus to your pocket. We hand you the manufacturer’s Class 4 certificate at close-out so you can submit it directly to your carrier.

The HOA question used to kill metal roof deals in Stonebriar, Willow Bend, Castle Hills, and Phillips Creek Ranch. That’s changed. Most North Dallas HOAs now permit standing seam in muted earth tones (charcoal, slate gray, sandstone, weathered copper, dark bronze) and almost all of them permit stone-coated steel without question because it reads as architectural shingle or barrel tile from the curb.
We handle the HOA submittal as part of our scope. We bring a 12-inch panel sample, a paint chip from the manufacturer, and the architectural data sheet to the ARB review. In Plano and Frisco the average turnaround is 2 to 3 weeks. If your HOA bylaws still ban metal outright (rare but it happens in some older Carrollton and Richardson neighborhoods), stone-coated steel is almost always the workaround because the bylaws were typically written before stone-coated existed as a category.

Pricing depends on pitch, complexity, panel profile, and gauge. These are real installed numbers for a single-story 2400 sq ft home with a 6/12 pitch, full tear-off, deck inspection, and disposal included.
Standing seam, 24 gauge, PVDF Kynar 500 paint. $12 to $17 per sq ft installed. A 2400 sq ft roof lands between $42,000 and $58,000. Premium profiles (Petersen PAC-CLAD, Drexel, Englert) and copper-look finishes push toward the top of that range. Mechanically-seamed panels cost more than snap-lock because of the seamer machine and labor.
Stone-coated steel, DECRA or Boral. $9 to $14 per sq ft installed. A 2400 sq ft roof runs $30,000 to $42,000. Tile profiles cost slightly more than shingle profiles because the panel geometry takes longer to flash around valleys and penetrations.
R-panel, 26 gauge, SMP paint. $5 to $9 per sq ft installed. A 2400 sq ft roof runs $16,000 to $24,000. Best value for shops, barns, ADUs, and detached garages. Not what we recommend for a primary residence because of exposed fasteners.

the texas 25 percent rule, what carriers actually require.
If your existing metal roof took hail damage, Texas Administrative Code 28 TAC 21.1006 (the “25 percent rule”) governs the scope. If a single roof slope shows damage on 25 percent or more of its surface area, the carrier owes a full slope replacement, not a panel-by-panel patch. That rule applies to metal the same way it applies to shingle.
Where metal scoping differs is the damage signature. Adjusters trained on shingle look for granule loss and bruising. On metal you’re documenting dents (measured with a chalk line and a dent gauge), paint fracture around the dent perimeter, seam separation, and clip damage. A hail core that bruises 40 percent of a shingle slope might only dent 15 percent of a metal slope visibly, but the structural and warranty implications can still warrant full replacement because the panel’s paint warranty voids at the dent.
We document with drone photography and chalk-circle every dent, then meet your carrier’s adjuster on the roof to walk the scope. Texas Insurance Code 4102.163 prohibits roofers from negotiating or adjusting claims, so we present documentation and let the adjuster do their job. If they miss damage we shoot a supplement with photos and measurements. The adjuster makes the final call on ACV, RCV, depreciation, and your deductible.

DFW has been hit with four named hail events in the last 36 months that adjusters still reference by date. May 28, 2023 dropped 2-inch hail across Plano, Allen, and Frisco. April 9, 2024 hammered Lewisville, Flower Mound, and Highland Village. May 23, 2024 broke windshields in Wylie, Murphy, and Sachse. June 17, 2024 pounded north Dallas with 70 mph straight-line winds plus quarter-size hail. After every named hail event we see out-of-state pickups with Oklahoma, Tennessee, and Colorado plates roll into Plano, Frisco, and Allen pitching metal roofs for $4 to $6 per sq ft. That’s about a third of what a real standing seam install costs in Dallas. What you’re actually buying is 29 gauge screw-down corrugated panels installed by a crew that won’t be in Texas next May when your first leak shows up.
Metal roofing is unforgiving of bad installs. A miscut panel, a missed clip, an exposed fastener torqued too tight or too loose, a flashing detail done wrong at a chimney cricket. Any of those will leak within 18 months and the install crew will be three states away.
