There’s no single right answer for outdoor living. There are four, and which one fits depends on whether you want full shade or filtered light, whether you want to hear rain or stay dry under it, and how much you’ve budgeted. Here’s how we break it down.
Attached solid-roof patio cover. Insulated decking, matched shingle, ceiling-fan-rated rafters, tied directly into your existing roof line. This is the upgrade most homeowners in Willow Bend and Lone Star Ranch ask for. Footprint typically 14x16 through 20x24. Shade rating 100 percent. MSRP $55 to $75 per sq ft. We recommend this when you want a true year-round outdoor room.
Freestanding cedar pergola. Rough-sawn western red cedar, 6x6 or 8x8 posts, 2x10 beams, slatted top. Open to sky with filtered shade depending on slat spacing. Footprint 10x10 through 16x20. Shade rating 40 to 60 percent. MSRP $40 to $55 per sq ft. We recommend this for poolside spaces or wherever you want sun and shade together.
Motorized louvered pergola. Aluminum frame, powder-coated, motorized louvers that open and close on a remote or wall switch. Footprint 12x14 through 20x24. Shade rating 0 to 100 percent (your call). MSRP $90 to $140 per sq ft. We recommend this for homeowners who want one system that handles every weather condition.
Gabled freestanding pavilion. Pitched roof, matched shingle to your house, full structural beams, dramatic ceiling height. Footprint 14x16 through 20x24. Shade rating 100 percent. MSRP $65 to $85 per sq ft. We recommend this when the cover is going somewhere your house can’t reach, like over a pool or detached patio.

attached vs freestanding, the structural decision.
The first real decision isn’t material. It’s whether the cover ties into your house or stands on its own. The two paths have different permits, different timelines, and different long-term tradeoffs.
Attached covers require a ledger board through-bolted into your rafters, full step flashing woven under your existing shingles, and a matched roof line that meets code for slope and overhang. The pro is that the cover feels like part of the house. The con is that it costs more, takes longer, and requires a city permit every time. We pulled 14 attached patio cover permits in Plano and Frisco last year alone, so we know the inspectors and the paperwork.
Freestanding covers stand on their own posts and footings. No ledger, no flashing, no roof tie-in. The pro is that the build is 30 to 40 percent faster, the design is more flexible (you can angle it, offset it, locate it 20 feet from the house), and you avoid any risk to your existing roof warranty. The con is that it can read as a separate structure instead of a true extension of the house.
If your house has a difficult roof line (low slope, multiple gables, or a single-story with a tall fascia), we often recommend freestanding even when the client originally asked for attached. The aesthetics work better.
louvered pergolas, the texas summer game-changer.
If we could only sell one system in DFW, it would be the motorized louvered aluminum pergola. Here’s why. The louvers are aluminum slats that rotate from fully open (100 percent sky, breeze flows through) to fully closed (rain-tight roof with water guttered through the posts). You change the louver angle with a remote or a wall switch. On a 105 degree July afternoon you close them halfway, run a fan, and the space drops 20 degrees. When a thunderstorm rolls in at 4 PM, you close them fully and your furniture stays dry.
The three brands we install are StruXure (made in Atlanta, 20-year structural warranty, our most popular), Equinox (made in California, slightly cheaper, smaller motor lineup), and Renson (Belgian, premium pricing, integrated screen and lighting options). Cost delta runs $5,000 to $9,000 between Equinox at the bottom and Renson at the top for a 14x18 footprint.

We install integrated LED lighting, screens, heaters, and bug screens as part of the same build. The wiring runs through the aluminum posts so nothing is exposed.

permit pull and hoa approval in plano, frisco, and southlake.
Every city in DFW requires a building permit for a covered patio structure over 200 square feet, and most require one regardless of size if it’s attached to the house. Plano and Frisco are reasonable to work with, 10 to 14 business days for plan review on average. Southlake and Highland Park run longer, 3 to 4 weeks, and require stamped engineering for any structure over 12 feet tall.
HOA submittal is the other piece. Stonebriar Country Club, Willow Bend, Lone Star Ranch, Vaquero, Twin Creeks, Castle Hills, and Lakes of La Cima all have architectural review boards that meet monthly. We submit stamped drawings, material samples, color callouts, and dimensions as part of every contract at no extra charge. We’ve never had a submittal rejected outright in three years of building, though we’ve reworked details (post color, shingle match, light fixture style) a handful of times.
Don’t sign a contract with anyone who tells you the permit and HOA approval are “your problem.” That’s not how this works in DFW.
the rapid roof response process.
Here’s exactly how a patio cover build goes from first call to final walkthrough.
Step 1, free on-site design consultation. Mahmoud or a senior project lead walks the yard, measures, checks the roof tie-in geometry if attached, and brings cedar samples, louver mockups, and shingle chips. 60 to 90 minutes. No charge.
Step 2, structural drawings and HOA package. We produce a stamped drawing set within 7 business days. You sign off on the design and submit to your HOA. We submit to the city the same week.
Step 3, permit pull and material order. Permit takes 10 to 14 business days in Plano and Frisco. Louvered aluminum lead time is 4 to 8 weeks, so we order it the day you sign.
Step 4, foundation, framing, and roof tie-in. Concrete piers first, then posts, beams, rafters. If attached, we cut the existing roof, install the ledger and step flashing, and weave the shingle line into the original.
Step 5, electrical, finish, and final walkthrough. Licensed Texas electrician runs fan circuits, lights, and outdoor kitchen rough-ins. We stain cedar or seal aluminum, then walk through with you and the city inspector for the green tag.

Total timeline from signed contract to final walkthrough runs 5 to 9 weeks depending on system and HOA cadence.

The cover itself is half the project. The electrical and gas rough-ins are what make the space actually usable in August.
Ceiling fan mounting blocks have to be installed during framing, not after. We pre-block every patio cover for at least two fan-rated boxes even if you only plan to install one, because adding a second later means cutting into a finished ceiling. Recessed cans run on a separate switch with a dimmer. String light receptacles get a switched outlet at the corner posts so you can pull all power down at night.
Outdoor kitchens need three rough-ins. A gas line stub from your meter to the grill island (sized for the BTU load of your grill plus a side burner), a GFCI plug for the fridge, and a dedicated 20 amp circuit for any countertop appliances. If you’re planning a smoker or pizza oven, we’ll talk through dedicated ventilation. Final electrical connections are always done by a licensed Texas electrician. Final gas connections by a licensed plumber. Both are subbed and pulled under separate permits.
the texas 25 percent rule, what carriers actually require.
This one matters if your patio cover ties into a roof that’s already been hail damaged. Under 28 TAC 21.1006, the Texas Department of Insurance recognizes that when more than 25 percent of an existing roof has been damaged by hail or wind within a 12-month period, repair-only is generally not a viable option. Most major carriers (State Farm, Allstate, USAA, Farmers, Liberty Mutual) follow this rule when adjusting claims.
What this means for your patio cover project: if you’re attaching a new cover to a roof that took hail damage in the May 23 2024 or June 17 2024 storms and was never properly claimed, we’ll often find ourselves recommending the roof replacement happen first. Tying a new ledger into a roof that needs to come off in 12 months is wasteful. We’ll do a free roof inspection at the same consultation and tell you straight whether your roof is ready for an attached cover.
dfw weather and the storm timeline carriers honor.
The four storm dates that matter for DFW carriers right now are May 28 2023 (Plano hail), April 9 2024 (Frisco and Allen), May 23 2024 (McKinney and Wylie), and June 17 2024 (Highland Park and Dallas). If your patio cover or the roof it’s attached to was damaged in any of those dates and your claim hasn’t been filed, the clock is ticking. Texas carriers generally honor claims within 12 months of date of loss, sometimes longer with documentation.
We document storm damage to patio covers, pergolas, and any attached roof structure as part of every free inspection. We don’t negotiate or adjust your claim, Texas Insurance Code 4102.163 doesn’t allow roofers to do that. We meet your adjuster on site, walk them through the scope, and provide the photo and measurement documentation they need.

After every DFW hail event, out-of-state crews show up in unmarked trucks knocking doors. Patio cover storm damage is one of their favorite add-on pitches because it’s easy to inflate ($8,000 to $12,000 on a typical scope) and most homeowners don’t catch it on the original adjuster walkthrough.

- Structural drawings and HOA package. We produce a stamped drawing set sized to your city's permit requirements and your HOA's architectural review board. Most submittals turn around in 10 to 14 business days in Plano and Frisco, longer in Southlake and Highland Park.
- Permit pull and material order. We pull the city permit, schedule the foundation inspection, and order cedar, aluminum extrusions, or louvered systems. Lead time on motorized louvers runs 4 to 8 weeks, so we lock the order before demo.
- Foundation, framing, and roof tie-in. Concrete piers go in first, then posts, beams, and rafters. If your cover is attached, we cut back the existing roof, install a code-compliant ledger with step flashing, and weave the new roof line into the old one so it reads as original.
