How Our Roof Cost Calculator Works
Our roofing calculator combines three things most online estimators skip: real satellite-measured roof size (via Google's Solar API), DFW-specific pricing pulled from real Roof Raiders & Co. installs across Plano, Frisco, McKinney, Allen, and the broader metro, and Texas-specific cost factors like county permit fees, hail-rated materials, and ShingleMaster certification requirements. You enter your address, confirm your roof footprint, pick a material, and we show you a realistic installed price range in about 60 seconds.
The estimate includes every cost that normally shows up on a DFW roofing contract: materials, labor, tear-off and disposal of the existing roof, underlayment, flashing, ridge vents, and standard Texas county permit fees. What it doesn't include are unexpected structural repairs (rotted decking, truss damage) that can only be identified after tear-off. We quote those separately if we find them.
- Real roof measurements from satellite imagery, no "guess your square footage"
- DFW pricing, not national averages
- Includes permit costs by county (Collin, Dallas, Tarrant, Denton, Rockwall, Kaufman)
- No high-pressure sales call required, you get the number first
DFW Roofing Material Cost Comparison
Material choice is the single biggest driver of roof cost in DFW. Below is a full breakdown of installed cost, expected lifespan, hail/wind rating, and ideal use case for every major residential roofing material we install in the DFW metro.
| Material | Installed Cost / Sq Ft | Lifespan in TX | Hail/Wind Rating | Best For |
|---|---|---|---|---|
| 3-Tab Shingle | $2.50 to $3.00 | 12-15 years | Standard hail rating | Rental / budget (limited availability) |
| Architectural Shingle | $3.50 to $5.50 | 20-25 years | Class 3 hail-rated | Most common DFW residential roof |
| Impact-Rated Shingle (Class 4) | $5.50 to $6.50 | 25-30 years | Class 4, best hail rating | Insurance discount eligibility |
| Designer / Luxury Shingle | $7.00 to $11.00 | 30-50 years | Class 4 + premium profile | Custom homes, HOA architectural areas |
| Exposed-Fastener Metal | $8.00 to $13.00 | 25-40 years | High wind / hail | Agricultural, shops, rural residential |
| Standing Seam Metal | $12.00 to $22.00 | 50-70 years | 150+ MPH wind, hail discount | Long-term value, modern aesthetic |
| Concrete Tile | $12.00 to $18.00 | 50-75 years | High wind / hail | Mediterranean and custom builds |
| Clay Tile | $15.00 to $25.00 | 75-100 years | High wind / hail | Premium custom, Spanish-style homes |
| Flat Roof (TPO / Mod-Bit) | $5.00 to $11.00 | 15-25 years | Commercial-style | Flat residential additions, low-slope |
In DFW specifically, architectural shingles are the most common choice. They hit the sweet spot of cost, hail resistance, and insurance eligibility. Class 4 impact-rated shingles are the fastest-growing upgrade in the DFW hail belt, they routinely save the next claim deductible and often qualify for a 5-15% insurance discount. Metal is gaining ground for long-term DFW homeowners who want a 50+ year solution.
ShingleMaster™ certification matters in DFW. We are one of the <3% of US roofers certified by CertainTeed to install their full premium line. That unlocks extended warranty options that non-certified contractors can't offer, and most adjusters and homeowners' insurance carriers recognize the certification as a quality signal.
DFW Roof Replacement Cost by Home Size
Roof size isn't the same as home size. A 2,000 sq ft home typically has a 2,400 sq ft roof once you account for pitch, overhangs, and waste factor. The table below shows estimated installed costs for the three most-requested materials in DFW, based on typical Texas single-story and two-story home roof areas.
| Home Size | Est. Roof Area | Asphalt Shingle | Standing Seam Metal | Concrete Tile |
|---|---|---|---|---|
| 1,500 sq ft | ~1,800 sq ft roof | $6,300 to $9,900 | $21,600 to $39,600 | $21,600 to $45,000 |
| 2,000 sq ft | ~2,400 sq ft roof | $8,400 to $13,200 | $28,800 to $52,800 | $28,800 to $60,000 |
| 2,500 sq ft | ~3,000 sq ft roof | $10,500 to $16,500 | $36,000 to $66,000 | $36,000 to $75,000 |
| 3,000 sq ft | ~3,600 sq ft roof | $12,600 to $19,800 | $43,200 to $79,200 | $43,200 to $90,000 |
| 3,500+ sq ft | ~4,200+ sq ft roof | $14,700 to $23,100 | $50,400 to $92,400 | $50,400 to $105,000 |
Prices include materials, labor, tear-off, standard underlayment, flashing, and DFW county permit fees. They do not include structural repairs, skylight or chimney modifications, or gutter replacement.
Two factors push costs to the high end of these ranges: steep pitch (roofs over 8:12 require extra safety equipment and slow installation) and roof complexity (multiple facets, dormers, valleys, and hip roofs use more material and flashing than simple gable roofs). A 2,500 sq ft home with a steep, complex roof can cost the same as a 3,500 sq ft home with a simple low-pitch roof.
What Changes Your Price: Pitch, Complexity & Add-Ons
The base material price is only the starting point. Our calculator reads your roof's pitch and complexity straight from satellite data and folds them into your range automatically, no guessing on your part. The add-ons below are confirmed on the free inspection, since they depend on details no aerial view can see.
Roof Pitch (Steepness)
| Pitch | Adjustment | Why |
|---|---|---|
| Walkable (4/12 and below) | No adjustment | Standard installation |
| Moderate (5/12 - 7/12) | +5% | Slower install, added safety requirements |
| Steep (8/12 - 10/12) | +10% | Harnesses, roof jacks, reduced production |
| Very steep (11/12+) | +15% | Significant labor increase, safety equipment |
Roof Complexity
| Complexity | Adjustment | Triggers |
|---|---|---|
| Simple roof | No adjustment | Basic gable or hip layout |
| Moderate complexity | +5% to +10% | Several valleys, multiple ridges, basic dormers |
| High complexity | +10% to +25% | Multiple elevations, turrets, numerous valleys, architectural roof lines |
Common Add-Ons & Repairs
| Item | Typical Cost | Notes |
|---|---|---|
| Additional stories | +5% to +30% | Two-story +5-15%, three-story+ +15-30% (longer lifts, more labor) |
| Second existing layer | +10% to +20% | Extra labor and dump fees to remove a second layer |
| Extra valleys (beyond 3) | +$50 to $100 each | More cutting, waste, and leak-prone detail |
| Chimney flashing repair | $250 to $600 | Reflash an existing chimney |
| Chimney cricket + flashing rebuild | $800 to $2,500 | Full rebuild for proper water diversion |
| Skylight flashing | $150 to $350 each | Reflash around an existing skylight |
| Skylight replacement | $600 to $2,500 each | Depending on size and type |
| New ridge vent | $8 to $18 per linear ft | Typical roof $600 to $2,000 |
| Decking replacement | $70 to $100 per sheet | OSB/plywood, only what tear-off reveals as damaged |
| Standard gutters | $7 to $9 per linear ft | Oversized $10-12/ft, gutter guards $4-12/ft |
Decking replacement is the biggest variable. We only replace sheets that tear-off reveals as rotted or damaged, and you see the count before we proceed.
DFW-Specific Cost Factors
DFW roofing isn't priced like roofing in Ohio. Four factors unique to the Texas hail belt drive cost, and sometimes, savings.
Hail-Rated Materials & the Insurance Discount
The DFW hail belt sees hail damage every 3-5 years on average. Upgrading from a Class 3 architectural shingle to a Class 4 impact-rated shingle adds roughly 15-25% to the base cost but typically pays back through: (a) the windstorm-portion insurance discount most Texas carriers offer for Class 4 installs, and (b) avoidance of the next deductible payment. Standing seam metal performs even better in hail and often qualifies for the same discounts.
Hail Damage & The Insurance Claim Process
Most Texas hail claims convert what homeowners think is a "minor damage" situation into a full replacement covered by insurance. Texas insurance law requires carriers to pay Replacement Cost Value (RCV) on covered losses, but they typically pay Actual Cash Value (ACV) upfront and release the depreciation only after the work is complete. We handle the entire claim from inspection through final depreciation payment.
CertainTeed ShingleMaster™ Certification
Less than 3% of US roofers qualify as CertainTeed ShingleMaster™ Certified Contractors. The certification requires documented training, installation quality benchmarks, and ongoing audits. For DFW homeowners, this matters in two ways: (a) we can install CertainTeed's full premium product line with extended manufacturer warranties most contractors can't offer, and (b) insurance adjusters and carriers recognize the certification as a quality signal that strengthens your claim.
Permit Costs by DFW County
| County | Permit Cost Range | Notes |
|---|---|---|
| Collin | $95 to $250 | Plano/Frisco/McKinney/Allen |
| Dallas | $125 to $300 | Dallas + Garland + Richardson |
| Tarrant | $110 to $275 | Fort Worth + Arlington + Grand Prairie |
| Denton | $95 to $260 | Lewisville + Flower Mound + Denton |
| Rockwall | $100 to $225 | Rockwall + Heath |
| Kaufman | $95 to $200 | Forney + Terrell |
Permit costs are included in every estimate our calculator produces. You don't need to add them separately. Municipalities within DFW occasionally charge separate documentation fees on top of county permits; those are usually $25-$75 and we cover them in the line items.
When to Use This Calculator
The calculator is most useful when you're budgeting a roof replacement 3-12 months out, comparing materials before committing, researching whether your insurance payout will cover a full replacement, or gut-checking a quote from another contractor. If the calculator's range is dramatically below a quote you've received, that's a conversation worth having.
When NOT to Use This Calculator
Honest answer: this tool isn't right for every situation. Use an on-site inspection instead if any of these apply:
- Active insurance claim. Claims adjusters want damage documentation, scope-of-work, and itemized estimates, not online calculator numbers. We handle claim paperwork as part of our storm damage service.
- Complex multi-facet roof. Calculator estimates assume typical residential roofs. Homes with 8+ facets, multiple dormers, tower elements, or unusual architectural features need an in-person measurement.
- Commercial or flat roof. TPO, EPDM, and modified bitumen systems are priced differently. Commercial roofing deserves its own quote process.
- Suspected structural damage. If you've had active leaks, visible sag, or decking rot, the structural repair cost has to be assessed before a roof replacement is priced.
