We install four siding systems, and the right one depends on your budget, how long you’re staying in the house, and what your HOA allows.

James Hardie fiber cement is the workhorse for North Texas. We install HardiePlank lap, the Artisan Series shadowline profile, and we always spec the HZ10 substrate because it’s engineered for hot-humid zones (the HZ5 version is for northern climates and will fail faster down here). ColorPlus Technology gives you a baked-on finish with a 15-year fade warranty.

LP SmartSide is engineered wood with a resin-treated surface. It’s lighter than Hardie, takes paint beautifully, and runs about $2 per square foot cheaper installed. The SmartGuard substrate carries a 5-year 100% replacement warranty and a 50-year limited.

Vinyl still has a place, especially on rental properties and tighter budgets. We install CertainTeed Monogram and Mastic Carvedwood, both with hidden hem locks that hold up better in Plano wind events than the cheaper big-box panels.

Natural cedar is for Highland Park, Lakewood, and the occasional Southlake estate where the design demands real wood. We install western red cedar lap and shake, pre-stained.

There’s a point where patching costs more than replacing, and we’ll tell you straight when you’ve crossed it. Hardboard pressboard (the LP siding from the 1980s and 1990s, before the SmartGuard reformulation) is the most common total-loss scenario we see in Plano and Richardson. It delaminates from the bottom up, starts swelling at the butt joints, and once water gets behind it the sheathing goes too.

Paint chalking on fiber cement under 5 years old means the original installer used the wrong primer or skipped it entirely. That’s a refinish job, not a tear-off, but you need to act before UV breaks down the cement matrix.

Hail-bruised vinyl shows as cracked panels, split nail hems, and stress whitening. After the June 17, 2024 storm we pulled dozens of full vinyl replacements in Frisco and McKinney that adjusters had originally scoped as repairs. Woodpecker holes through to substrate, rotted board ends at corners and J-channels, and any siding that’s been painted three or more times are all replacement signals.

soffit, fascia, and the parts of the system that fail first.

Most homeowners think of siding as the wall panels, but the parts that actually fail first are the soffit, fascia, and J-channel. The soffit is the underside of your eaves, and it ventilates your attic. When soffit panels rot or pull loose, your attic temperature spikes, your roof deck cooks, and your AC bill jumps.

Fascia is the horizontal board behind your gutters. Paint dripping or peeling off fascia is almost always rot underneath, not a paint failure. J-channel separations happen where siding meets windows, doors, and corners, and once they open up, wind-driven rain pushes behind the field siding.

The worst rot transitions we see are at chimneys and dormers, where flashing has failed and water has been running behind the siding for years. Most “siding” insurance claims we document are actually partial scopes that include soffit, fascia, and J-channel rebuilds because the storm damage exposed underlying rot.

Here’s exactly how a siding job runs from your first call to final walkthrough.

Step 1, free on-site inspection. Mahmoud or a lead estimator measures every elevation, photographs hail bruising or rot with chalk markers, pulls your current HOA color records if applicable, and walks you through what’s salvageable versus what needs to come off.

Step 2, written scope and material samples. You get a line-item scope, three material options with installed price per square foot, and physical samples of James Hardie ColorPlus, LP SmartSide, and vinyl to hold up against your brick and trim in your actual yard light.

Step 3, HOA submittal and permit pull. If you’re in an HOA neighborhood, we prepare the architectural submittal with color codes, product cut sheets, and elevation drawings. We pull the City of Dallas, Plano, Frisco, or McKinney permit before tear-off.

Step 4, tear-off, substrate inspection, install. We tear off old siding, inspect sheathing for rot or termite damage, replace any compromised OSB at our cost-plus rate, install Tyvek or equivalent house wrap, reset flashing at every penetration, then run new siding with proper expansion gaps and corrosion-resistant fasteners (stainless ring-shank on Hardie, no exceptions).

what dallas siding actually costs.

Pricing varies by elevation count, story height, and substrate condition, but here are the ranges we quote across DFW.

James Hardie HZ10 with ColorPlus runs $9 to $14 per square foot installed. A 2,400 sq ft single-story ranch in Richardson runs $22,000 to $33,000. A 3,200 sq ft two-story in Frisco runs $30,000 to $45,000.

LP SmartSide runs $7 to $11 per square foot installed. Same 2,400 sq ft ranch comes in at $17,000 to $26,000.

Vinyl runs $4 to $7 per square foot installed. The 2,400 sq ft ranch lands at $10,000 to $17,000.

Cedar runs $11 to $18 installed, and most cedar jobs are partials (gables, accent walls) rather than whole-house replacements.

Add $1,800 to $3,500 for soffit and fascia replacement on most homes, and $400 to $900 for permit and HOA submittal prep.

the texas 25 percent rule, what carriers actually require.

Texas Administrative Code 28 TAC 21.1006 governs how insurance carriers handle matching when partial replacement is needed. If 25 percent or more of a contiguous siding elevation is damaged and the existing siding can’t be matched (discontinued color, weathered finish, replaced product line), carriers are generally required to replace the full elevation to restore uniform appearance.

This rule matters because siding manufacturers discontinue colors and product lines every few years. James Hardie has retired several ColorPlus shades since 2018. If your home was sided in 2015 and you take hail damage to one elevation in 2025, the original color may no longer exist. That triggers the 25 percent rule and the carrier should fund a full elevation replacement.

We document everything the adjuster needs: original install year, manufacturer, color code if known, percentage of damaged area per elevation, and matching availability. We don’t negotiate with your carrier (Texas Insurance Code 4102.163 bars roofers from acting as public adjusters), but we make sure the documentation is airtight before the adjuster arrives.

Most carriers honor a 12-month window from the date of loss for filing siding claims, though the exact window varies by policy. The dates that matter for current claims in DFW: May 28, 2023 (Plano and Allen hail event), April 9, 2024 (McKinney, Frisco, north Dallas), May 23, 2024 (widespread DFW), and June 17, 2024 (Frisco, Prosper, Celina).

If your siding shows fresh bruising and your property sat under one of these storm tracks, you likely have a claim worth filing. Carriers are skeptical of older storms, but documentation of impact within the policy window often holds up.

Out-of-state crews show up after every major DFW hail event with magnet signs on rental trucks. They knock doors offering “free roof inspections” and file claims that scope only the roof. Hail-damaged siding routinely gets missed because the storm-chaser doesn’t carry siding samples, can’t identify the substrate, and doesn’t want the longer documentation pull.
