Irving covers about 67 square miles between Dallas and Fort Worth, holds roughly 254,000 residents, and sits entirely inside Dallas County. The city wraps three sides of DFW International Airport, with State Highway 114, State Highway 183, Loop 12, and the Bush Turnpike all carrying traffic across it. The Trinity River cuts through the eastern edge near Irving Boulevard, and the Las Colinas master-planned district fills the northwest quadrant with high-rise office, canal-front condos, and HOA single-family blocks. Below Highway 183, the southern half of the city runs older and denser, with 1950s and 1960s ranch stock around Irving Heights and the original townsite.
That north-south split decides how we quote a roof here. North of 183, we are on master-planned HOA homes with pre-approved CertainTeed Landmark Pro and Landmark Premium colors, steep two-story pitches in Valley Ranch, and tile transitions in Hackberry Creek and Cottonwood Valley. South of 183, the work shifts to low-slope add-ons, original 3-tab tear-offs, decking replacement that can approach 100 percent on some 1960s ranches, and the small-commercial flat-roof market lining Irving Boulevard and Story Road. The Las Colinas Urban Center then layers in a third product set entirely: TPO, modified bitumen, and metal panel work on the Class A office towers and mid-rise hotels along O’Connor Boulevard.
For all those reasons, Irving’s roofing market does not behave like Plano, Frisco, or Coppell. Up in the northern suburbs, our quote mix runs about 90 percent residential asphalt. In Irving, the same crew might set a Landmark Pro replacement in Valley Ranch before lunch and run a TPO patch on a Las Colinas commercial roof after it. North Texas hail season runs March through June, and cells coming off the southwest tend to clip Irving harder than the cities directly north of us. The DFW runways break up the lower atmosphere, and the leeward side often sees stronger gusts than the open Collin County prairie. - MacArthur Boulevard from Royal Lane to Las Colinas Boulevard. The spine of the Las Colinas residential grid. The southeast-facing slopes around the Hackberry Creek perimeter tend to take the worst bruising when a cell tracks through here in the late afternoon. Royal Lane, Riverside Drive, and Las Colinas Boulevard all carry signaled intersections that funnel storm-day traffic, which is exactly when most of our emergency tarping requests come in.
- State Highway 114 through the Urban Center. The east-west commercial spine. The Class A office towers and the Toyota Music Factory area off Las Colinas Boulevard see wind uplift on their parapets and metal coping more often than direct hail. When a wind event peels cap metal up here, the supplements for code-upgrade fasteners run heavy on every roof.
- State Highway 183 (Airport Freeway). The line that splits Irving into north and south. The frontage roads carry older 1960s and 1970s strip retail, and the original built-up roofs on those buildings are the ones we get called on after every wind event. Hail damage shows up later on those roofs because the gravel ballast hides bruising until we core test.
- MacArthur Boulevard south of 183 to Shady Grove. The transition from master-planned Las Colinas back to original Irving. Smaller ranch homes, low-slope porch additions, and Spanish tile holdouts in University Hills. A cell that hits MacArthur up north often tracks down here later the same evening, and the older 3-tab roofs on Shady Grove and Pioneer Drive take heavy bruising when it does.
- Valley Ranch Parkway and the Cimarron Trail loop. Valley Ranch’s internal collector. Two-story stock from the late 1980s and early 1990s with steep secondary pitches, dormer detailing, and a lot of west-facing chimney cricket work. This pocket carries dense claim activity after a hard hail season, and we still field supplement requests from homeowners who took the first carrier check and never replaced the decking the original scope missed.
- Irving Boulevard from Loop 12 to MacArthur. The original commercial corridor. Mixed-use, small-tenant retail with modified bitumen and a lot of original 1970s built-up roofs. After a wind event, this is the stretch where we pick up emergency calls once ponding water finally pushes through aged seams.
- O’Connor Boulevard and the Lake Carolyn waterfront. Mid-rise hotel and condo product. Standing seam metal accents on the residential towers, TPO on the flat sections. The wind off Lake Carolyn pushes harder than people expect, and our standing seam metal roofing crew gets called for clip and panel inspections after every named wind event.
Dallas County was flagged the single highest-risk county in the country for hail loss in 2024, and Irving sits right in the middle of it. Irving’s residential stock spreads across five decades and three pricing tiers. The 1950s and 1960s ranch stock concentrates in the original townsite, Irving Heights, and the neighborhoods south of Highway 183. Most of those original roofs were 3-tab or rolled asphalt over 1x6 plank decking, and by now the decking itself often needs partial replacement. The 1970s and early 1980s pushed north into University Hills and the first wave of North Irving subdivisions, mostly first-generation architectural shingles or heavier 3-tab. The late 1980s and 1990s built out Las Colinas and Valley Ranch under master-planned HOA control, which is when CertainTeed Landmark and similar designer profiles became the neighborhood-approved standard. The 2000s and 2010s infilled with townhomes, mid-rise condos along the canal, and the Song neighborhood off Story Road.
The HOA layer is where Irving separates itself from a city like Mesquite or Garland. In Las Colinas, the Las Colinas Association reviews exterior changes through its architectural control committee, and in Valley Ranch the Valley Ranch Master Community Association runs the same kind of review. Hackberry Creek and Cottonwood Valley layer tighter sub-HOA architectural committees on top of that. Color, profile, and ridge venting are typically pre-specified, so we pull the HOA design guidelines and the approved-vendor list before we ever submit a quote. CertainTeed Weathered Wood, Driftwood, and Pewter Gray are the most commonly pre-approved Landmark colors across the master-planned blocks, with Presidential Shake authorized for the Hackberry Creek and Cottonwood Valley premium tiers.
Carriers care about two documents on every Irving claim. The first is a date-anchored storm report that shows hail or wind on the day of loss at your address, which is why we point homeowners to the NOAA record first. The second is a damage map that survives the Texas 25 percent rule. That rule lives in Texas Insurance Code 28 TAC 21.1006, and it requires a full roof replacement when more than 25 percent of the existing roof has to be replaced or repaired in a 12-month period and the existing roof no longer complies with current code. Call the carrier before you have documentation and you have opened a claim file you may not need, and that opening goes on your loss-run history whether or not the claim ever pays. Here is the sequence we run.
- Pin the storm date first. We start with the NOAA Storm Events Database record for your address and match it to the day you noticed the damage, then save that PDF into your file. If there is no hail or wind of record at that latitude and longitude on that date, we tell you straight, and we recommend you do not file.
- Free inspection before the carrier call. Our crew walks the roof, shoots drone footage, and chalks every hit. You get a written read on whether the damage clears a carrier threshold or whether it is really a roof repair that belongs off your claim history. Irving’s master-planned HOA homes get this call wrong constantly, because cosmetic granular loss can mimic hail bruising on a Landmark Pro until you core-test the mat underneath.
- Do not sign with a door knocker. After every Irving hail or wind event, storm-chase outfits work Las Colinas, Valley Ranch, and Hackberry Creek door to door with free-roof flyers and assignment-of-benefits paperwork. After approval, the supplement is where most homeowners quietly lose money. The first scope rarely catches everything an adjuster passed over from the ground or on a fast walk. We file the supplement with photos and code citations, then track the depreciation release so the RCV check matches what the replacement actually cost. None of that carries an extra charge. It is simply how an honest contractor runs a claim.

Irving runs re-roof permitting out of its Inspections Department on the second floor of City Hall, 825 West Irving Boulevard, Irving TX 75060, reachable at (972) 721-2371. A roofing permit is required for any reroof over one square, which is 100 square feet, so essentially every job we run pulls one. Applications go in person or through the city’s My Government Online portal, and reroofs do not require submitted plans. On clean residential single-family applications we typically get the permit back within 1 to 3 business days. Commercial reroofs in the Las Colinas Urban Center take longer, usually 5 to 10 business days, because the structural and energy compliance review pulls in extra plan-check time.
The Inspections office runs the tear-off and decking inspection after the old shingles come up and before we dry in. Skipping that inspection is one of the fastest ways to lose a carrier supplement, because once the new roof covers the decking there is no way to prove what came out. We schedule that inspection as a standard step on every Irving residential project and keep the permit card posted on site through close-out.
Irving has adopted the 2021 International Residential Code with local amendments, updated by city ordinance in 2023, and the 2021 International Building Code governs commercial product.
