60 mil vs 80 mil, the decision math.

The membrane spec sheet looks like a small difference. 60 mil is 0.060 inches thick, 80 mil is 0.080 inches. In practice it’s the single biggest variable in how long your roof lasts and whether you can pull an NDL warranty.

60 mil is the right call for buildings south of LBJ, low-slope warehouses in lower-hail zones, and projects where a standard 20 year non-NDL warranty fits your ownership horizon. It installs faster and lands $0.30 to $0.50 per sq ft cheaper.

80 mil is the right call for anything in the north Dallas hail belt: Plano, Frisco, McKinney, Allen, Prosper. The thicker membrane resists hail bruising the manufacturer will use to deny a claim, and most NDL warranty programs require 80 mil or fleece-back as a precondition. On a 20,000 sq ft building the upgrade adds roughly $6,000 to $10,000. One avoided hail event pays for it five times over. mechanically fastened vs fully adhered vs ballasted.

Three install methods, three completely different buildings.

Mechanically fastened uses plates and screws driven through the membrane into the steel or wood deck on a calculated pattern, then welded laps over the top. Wind uplift rating is roughly 135 mph at standard fastener spacing, higher with enhanced patterns. This is what most Dallas warehouses, retail strips, and light industrial buildings get. Fast install, lowest cost, NDL eligible.

Fully adhered uses bonding adhesive across the entire cover board so the membrane is glued down end to end with no penetrations. Wind uplift goes to 195 mph. This is the right call for hospitals, data centers, and tilt-wall buildings where roof penetrations create vibration or interior noise concerns. Costs about $1.50 to $2.25 per sq ft more than mechanically fastened.

Ballasted uses river rock or concrete pavers to hold the membrane down. Wind uplift sits around 150 mph. We rarely spec it in Dallas because the structural load (10 to 12 lbs per sq ft) is a tough sell on most existing steel decks, but it has a place on heavy concrete decks where the structure is already rated for it.

heat welding vs glued seams.

Every TPO seam on every Roof Raiders job gets hot-air welded with a Leister welder at 1100F. There is no glued seam on any roof we install, full stop.

Glued seams (also called solvent-bonded or contact-cemented) typically fail at year 7 to 10 in Texas heat. The adhesive degrades from UV and thermal cycling, the seam opens, water gets under the membrane, and your insulation saturates. By the time you see a ceiling stain, the deck below is already compromised. No manufacturer will back a 20 year or NDL warranty on a glued seam. Period. If a competing bid says “TPO seams” without specifying hot-air welded at 1100F, ask the question.

We probe-test every linear foot of weld with a steel awl after the seam cools. Any weld that gives at the probe gets reworked on the spot. Our daily install log records weld temp, ambient temp, wind speed, and probe-test result on each lap. That log is what CertainTeed, GAF, or Carlisle asks for when you file an NDL claim 12 years from now. Most contractors throw the log away the day they collect final payment. We bind it into your turnover packet.

the NDL warranty paperwork most contractors skip.

The No Dollar Limit warranty is the one piece of paper that turns a commercial roof from a 20 year asset with a capped manufacturer liability into a 20 to 30 year asset with the manufacturer fully on the hook for replacement cost if the membrane fails.

It takes work to pull. NDL requires a pre-bid submittal to CertainTeed, GAF, or Carlisle with the full assembly (deck, insulation R-value, cover board, membrane mil, fastening pattern, penetration count). Mill-certs on every roll of membrane have to be archived. Daily install logs documenting weld temp, ambient temp, and probe-test results have to be filed. Post-install thermal imaging has to confirm no trapped moisture before the manufacturer signs the warranty.

Most contractors skip the paperwork and register the standard 15 or 20 year system warranty by default. We pull NDL on every project where the assembly qualifies, and we tell you upfront when it doesn’t. Our 5-step process is how we run every TPO project from first call to warranty registration. It’s the same protocol Mahmoud built in 2022 when we opened the doors, and it’s why our commercial work registers at the highest tier our ShingleMaster cert unlocks.

1. First call and roof history pull. You call (214) 326-3106 or fill the form. Within 24 hours Sara has your property’s permit history, prior claim history if any, and aerial imagery on her desk. We schedule the roof walk for the next dry day.

2. Core sampling and Mahmoud’s roof walk. Mahmoud and one tech walk the roof with a 2 inch core bit, an IR camera, and a moisture meter. We pull cores at a 1 per 10,000 sq ft cadence, photograph every penetration, and map the whole assembly. You get the photo log and core report inside 72 hours.

3. System spec, NDL pre-bid, fixed quote. We submit the proposed assembly to CertainTeed, GAF, or Carlisle for NDL pre-approval before we put a number in front of you. Your bid arrives with the warranty class locked, the mil thickness specified, the fastening method calculated to your wind zone, and a fixed price. No “allowances,” no surprises after tear-off.

4. Install with daily logs and weather discipline. Crew mobilizes the week after contract signing. We never expose more deck than we can dry-in before the next forecast cell. Daily log records weld temp, ambient temp, probe-test results, fastener counts, and crew on-site. Sara emails you the log every evening.

5. Thermal scan, final walk, turnover packet. Post-install IR scan flags any trapped moisture or weak weld. Mahmoud walks the finished roof with you and your property manager. You get a bound turnover packet with the NDL registration certificate, daily logs, mill-certs, thermal scan report, walk pad map, and the 24/7 service number for the next 20 to 30 years.

6. Warranty registration filed in your name. Within 10 business days of final weld, the warranty paperwork is filed with the manufacturer in your company’s name. You get the email confirmation. The warranty travels with the building if you sell.

why white TPO matters in texas.

A black mod-bit roof in August hits 175F surface temp. White TPO at 80 percent reflectivity tops out around 105 to 115F on the same day.

How it works

1. Core sampling and substrate evaluation. We pull 2 inch cores at a 1 per 10,000 sq ft cadence to confirm the existing insulation is dry, the deck is sound, and the recover vs tear-off decision is data-driven.
2. System spec and NDL pre-bid. We submit the assembly to CertainTeed, GAF, or Carlisle for NDL pre-approval before we mobilize, so the warranty paperwork is locked before the first sheet rolls out.
3. Mechanical, adhered, or ballasted install. Fastener pattern, adhesive coverage, or ballast weight is calculated to the wind zone and deck type, not eyeballed off a generic plan.
4. Hot-air welded seams at 1100F. Every lap and T-joint is welded with a Leister hot-air welder at 1100F, then probe-tested with a steel awl every linear foot before signoff.
5. Thermal imaging and final QC walk. A post-install IR scan flags any wet insulation or weak welds. Mahmoud walks the roof with you, the property manager, and any tenant rep before we leave.
6. Warranty registration and turnover packet. We file the NDL or system warranty in your name, hand you the registration certificate, daily install logs, mill-certs, and the thermal scan report bound in one packet.
