how we know it’s time for full replacement, not repair.
We turn down replacement jobs every week because the roof has 5 to 8 good years left. Here’s the line we draw. On a 3-tab or first-generation architectural shingle, the cutoff is 18 to 22 years in DFW sun (the brochure number assumes Ohio, not Texas). On a laminated architectural like the original Landmark, it’s 22 to 28. If your gutters have more than a quarter inch of granules after a normal rain, the fiberglass mat is exposed and UV is already cooking what’s left. If you’ve taken hail in 2023, 2024, and 2025 and the field has compounding bruises, the mat is brittle and a fourth storm will total it anyway. The hard stop is decking. When Mahmoud walks a roof he’s looking for four specific failure patterns: granule loss concentrated on the south and west exposures (UV bake), thermal cracking along the laminate seams (heat fatigue), compounding hail bruises stacked on top of older bruises (mat failure), and nail-pop at the ridge or rake (decking movement). If two of the four are present across more than 25 percent of the field, you’re past the point where a repair holds. Sara has the carrier-side conversation ready before we ever submit the claim, so the documentation matches what the adjuster is trained to score.
the texas 25 percent rule, what carriers actually require.
Texas Insurance Code 28 TAC 21.1006 and the Texas Department of Insurance bulletins behind it give carriers the right to require 25 percent of total roof area to be storm-damaged before they approve a full replacement instead of a spot repair. That threshold is why a neighbor with the same hailstorm gets a new roof and you get a denial letter. The number isn’t subjective, but the documentation is. Adjusters score a 10 ft by 10 ft test square (one “roof square”) and count hail strikes inside it. Most carriers want 8 to 10 strikes per square on the worst slope, photographed with a chalk circle and a date stamp.
The way we cross that 25 percent threshold legitimately is volume of documentation, not creative math. Mahmoud chalks every slope, photographs every test square, and pulls comparative shots of the soft metals (gutters, downspouts, vents, ridge cap) to corroborate the field damage. We hand the adjuster a 30 to 60 page report before he climbs the ladder. When the damage is there, this documentation is the difference between an approval and a denial. what dallas attic ventilation usually fails on.
Texas code calls for 1 square foot of net free area per 300 sq ft of attic floor (1:300 NFA), balanced 50/50 between intake (soffit) and exhaust (ridge or off-ridge). Most builder-spec Plano and Frisco roofs from 2005 to 2015 were built with a turtle vent or two and zero usable soffit, which is failing on both ends.

When we re-spec ventilation on a replacement (which is most of them) we cut continuous ridge vent the full length of the ridge, open up the soffit or add edge vents if the soffit was painted closed, and verify the math against your actual attic square footage. Under-vented attics in DFW cook shingles from underneath and cut 4 to 7 years off the rated life of the system. This is the line item that most aggressively quietly skip.
