Here’s the literal scope, written the way we’d write it on a work order. Spring visit, scheduled between February and April before hail season: 40-point exterior inspection covering every pipe boot, every flashing edge, every valley, every ridge cap, plus a thermal scan on west-facing slopes where UV damage shows up first. Mid-summer attic visit in July or August: we pull into the attic with a moisture meter and a flashlight, check intake versus exhaust ventilation, look for daylight at the ridge, and confirm bath fans aren’t dumping moist air into insulation. That single check has saved Frisco and Prosper homeowners from $4,000 deck-rot bills more times than we can count.

Fall visit between October and December: post-storm-season walk, full gutter and downspout cleanout, valley clearing, sealant inspection at every penetration, and a winter-prep punch list. We pulled our own job history from 2023 and 2024 to run this number, because we wanted to know if we were selling something that actually worked. Here’s what we found.

The average reactive roof repair we wrote in DFW last year was $1,247. The range was $800 on the low end (single pipe boot, one flashing reset) up to $2,000 on the high end (deck patch, multiple penetrations, interior drywall reference). Reactive repairs happen because something failed and water got in. By the time you call, the damage isn’t just the roof. It’s also the insulation, the drywall, sometimes a beam, and your time off work for the adjuster visit.

A maintenance plan runs $189 to $749 per year depending on tier. The Plus plan at $399 is what most of our homeowners pick. Now the kicker: in 2024, we inspected 312 roofs under maintenance contracts. Of those, 61 percent had at least one deferred-maintenance issue we caught and fixed under the plan, before it became a leak. The most common find was pipe-boot UV cracking, which costs us about $35 in materials and would have cost the homeowner $400 to $700 as an emergency call eight months later. The math isn’t subtle.

what extended manufacturer warranties require to stay valid.

This is the part most Dallas homeowners don’t know about, and it’s the single biggest reason we built the maintenance program.

CertainTeed’s standard shingle warranty is a limited lifetime product warranty that covers manufacturing defects. Fine, that’s automatic. But if you (or your previous roofer) registered your install for the extended SureStart Plus, 4-Star, or 5-Star coverage, the fine print requires documented annual inspections by a certified contractor starting at year 11. No documentation, no extended coverage. CertainTeed can and does deny claims on otherwise-covered shingles when the homeowner can’t produce inspection records.

Owens Corning’s Platinum Protection works similarly. GAF Golden Pledge and System Plus warranties also require maintenance documentation past year 10. We are not making this up. Pull your warranty registration paperwork and read section 6 or 7. It’s there.

Plus and Premium plan members get this documentation filed on their behalf with the manufacturer. We keep the records, we keep the timestamps, and if you ever need to file a claim 18 years from now, the paper trail exists.

We run every maintenance plan through the same five-step process. No surprises, no shifting goalposts.

  1. Enrollment and baseline inspection. You sign up by phone or web form. We schedule your first visit inside 7 to 10 days. The baseline inspection establishes what your roof looks like today, so every future visit shows what changed.
  2. Spring visit before hail season. Scheduled February through April. We walk every penetration, flashing, valley, and ridge before the May to June storm window opens. Sealant touch-up, loose nail reset, and one pipe-boot replacement happen on the spot.
  3. Mid-summer attic check. Plus and Premium only. We pull into the attic with a moisture meter, check intake versus exhaust ventilation, look for daylight, and confirm your bath fans aren’t venting into insulation. This is where we catch the slow problems.
  4. Fall visit and winter prep. Scheduled October through December. Full gutter and downspout cleanout, valley clearing, sealant recheck, and a winter punch list documented in writing.
  5. Photo report and warranty filing. Every visit ends with a PDF photo report inside 48 hours. If your roof carries extended CertainTeed, GAF, or Owens Corning coverage, we file the inspection documentation so the warranty stays intact.

This process is distinct from what’s actually in the scope. The scope is what you pay for. The process is how we run it so nothing falls through the cracks.

Straight numbers, no asterisks. Essential runs $189 to $269 per year for single-family homes under 2,800 square feet on a standard pitch. Plus runs $349 to $449 per year. Premium runs $549 to $749 per year. The range inside each tier comes down to roof size, pitch, story count, and whether you’re on tile, metal, or composition.

Larger homes and complex roofs price separately. Anything over 4,000 square feet of roof area, anything steeper than 9/12 pitch, and any tile or standing-seam metal roof gets a custom quote. We’ll walk it for free first so the price isn’t a guess.

What you won’t see: enrollment fees, cancellation fees, mileage charges anywhere in our service area, or “trip charges” tacked onto scheduled visits. The price is the price.

what we don’t cover: replacement, hail, storm damage.

Maintenance is maintenance. It’s not roof replacement, it’s not hail-claim work, and it’s not emergency leak response. We want to be specific so there’s no confusion later.

The plan does not cover: full roof replacement, hail-damage repair, storm or wind damage, insurance claim documentation outside of routine inspection records, decking replacement, interior drywall or paint, mold remediation, or any work over $250 in materials at a single visit. Those run as separate scopes with separate pricing.

If we find hail damage during a scheduled inspection, we’ll tell you, photograph it, and recommend you file a claim with your carrier. We can meet your adjuster on the roof and walk them through what we documented, but we cannot negotiate or adjust the claim itself. Texas Insurance Code 4102.163 bars roofers from claim negotiation, and we follow it strictly.
