A 9-year-old Frisco roof with one pipe-boot leak and solid decking is a $300 repair. A 19-year-old McKinney roof with three leaks since last spring and spongy decking on two slopes is a replacement, and a patch is throwing money at a tear-off that’s coming anyway. A few things to know. Pipe boot work is cheap, and we routinely find a $250 boot is the entire fix on what a homeowner thought was a $15,000 replacement. Ridge cap re-sets are where a lot of Plano and Prosper wind-damage calls land. Partial slope work is the gray zone, and once you’re past $4,000 on one slope it’s usually worth pricing a full roof replacement against it before you commit.

the texas 25 percent rule, what carriers actually require.
Texas insurance code 28 TAC 21.1006 lets your carrier require roughly 25 percent of total roof area to show storm-related damage before they’ll authorize a full replacement on a claim. That single number is why two neighbors on the same Plano street can file the same hail claim after the same storm and one gets a full replacement check while the other gets a “spot repair only” letter. The damage threshold wasn’t met on the paperwork. We document a roof to the carrier’s own language, not to ours. That means test square chalk marks on every slope, photographed with a measuring tape in frame, hail strikes counted per 100 square feet, soft metals (vents, gutter aprons, ridge caps) photographed for impact bruising, and collateral damage on screens, fascia, and gutters cross-referenced to the storm date.
When the damage legitimately crosses 25 percent, that documentation forces the carrier to honor what the policy already says they owe. When it doesn’t, we tell you straight, scope the repair, and you don’t waste a claim or a deductible chasing a denial. DFW averages 38 inches of rain a year and most of it falls in concentrated storm cells, not steady drizzle. April through June is peak hail season, with the heaviest cells running US-75 from McKinney south through Plano, Frisco, and Richardson. The storm dates Texas carriers honor on claims right now are May 28 2023, April 9 2024, May 23 2024, and June 17 2024. If your shingles show hail impact and you bought the house before any of those dates, your policy carrier has a NOAA-confirmed event to attach the claim to. If you bought after, we look at the next event window and document accordingly. Roof age, original install date, and prior claim history all change the playbook, and that’s part of why we run the inspection before we write anything.

warranty trade-offs when you patch vs replace.
This is the part most contractors don’t tell you. A repair does not reset, extend, or transfer the original CertainTeed manufacturer warranty. That warranty stays voided on a patched roof unless the full roof is replaced and registered with CertainTeed by a ShingleMaster contractor. On the workmanship side, the industry standard for a repair is 1 to 2 years, and a few outfits offer none at all. We warranty the repaired area for 5 years in writing, which is on the long end of what the DFW market offers. A full replacement under our crew carries a 10-year workmanship warranty plus the registered manufacturer warranty up to 50 years on materials. If long-tail warranty coverage matters to you (selling the house in 7 years, for example), price both options and decide on total covered years, not just sticker price.
Sara handles every warranty registration personally the same week the job closes. That’s deliberate. - Decking probe. We walk the slopes and probe for soft spots through the shingles. Soft decking is what turns a $600 scope into a $2,000 scope, and you want it found before the quote, not after.
- Valley check. Every valley gets eyes on it. Failed valley underlayment is the second most common active-leak source we find in Plano and Frisco.

insurance navigation, what we actually do for you.
If a claim is in play, we work the claim. Sara handles carrier paperwork directly with State Farm, Allstate, USAA, Farmers, Liberty Mutual, Travelers, Nationwide, and Texas Farm Bureau. Mahmoud meets your adjuster on the roof on the day of the inspection, walks every slope with them, and makes sure the scope sheet reflects what’s actually up there. When the carrier’s first scope underpays the work (which happens on roughly half the partial-repair claims we see), we file a supplement with photo evidence and Xactimate line items the carrier’s own software recognizes. We collect the ACV check at start, finish the work, and then chase the depreciation release on the back end so you don’t have to learn the difference between RCV and ACV the hard way.
We never tell you to file a claim that the damage doesn’t support. What we will do is show you, on the photo report, exactly what the damage is and whether it’s a claim, a cash repair, or a wait-and-watch.
