The PDF you get 24 hours after we leave your driveway is six sections, 30+ photos, and the math behind every number. Mahmoud built the template himself after sitting through too many adjuster meetings where the homeowner’s previous “inspection” was a single page of generic notes that the carrier could pick apart in two minutes.
- 30+ annotated photos. Every defect chalk-marked on the shingle, then photographed close-up and wide. GPS-tagged so an adjuster can find the same spot a month later.
- Slope-by-slope hail damage scoring. Each slope rated none, cosmetic, or claimable. Hit counts per 10x10 test square. Carriers use this exact format.
- Decking moisture readings. We use a Delmhorst BD-2100 at every penetration and along the eaves. Readings over 17 percent get flagged. Catches rot before it shows up on the ceiling.
- Attic ventilation NFA math. Net free area of your intake vents vs exhaust. Code minimum is 1 sq ft per 300 sq ft of attic floor, balanced 50/50. Most Dallas homes we inspect are off by 40 percent.
- Life-expectancy estimate. Remaining years by slope, factoring product line, granule loss, seal-strip integrity, and DFW sun exposure.

The report shows up by email as a single PDF, typically 18 to 30 pages depending on the size of the home. Highland Park and Preston Hollow inspections run longer because there are more slopes to score. The scope changes based on why you’re calling. We ask four questions on the phone before scheduling.
Post-storm claim documentation. Heavy emphasis on slope-by-slope hit counts, soft metal damage on flashing and vents, and timestamped photos that match the storm date. If you’re filing with State Farm, Allstate, USAA, or Farmers, this is the format they need.
Pre-purchase due diligence. You’re under contract on a home in Plano, Frisco, or McKinney and the option period closes Friday. the texas 25 percent rule, what carriers actually require.
Texas Insurance Code at 28 TAC 21.1006 gives carriers the right to require that 25 percent of the total roof area show storm damage before they’ll approve a full replacement instead of a slope-by-slope repair. The rule is real, it’s enforced, and it’s the single most common reason claims get partially paid instead of fully approved. We document inspections in a way that addresses the 25 percent threshold head-on. Total roof area gets calculated from satellite imagery and field measurement, then each slope gets its own hit count, soft metal damage tally, and percentage-of-area scored. When the carrier asks “how much of the roof is actually damaged,” the answer is in the PDF, slope by slope, square footage by square footage.
The other half of this rule that carriers don’t volunteer: when a partial repair would leave you with a discontinued shingle line or a color mismatch the policy requires matching on, you can often push the claim to a full replacement even below 25 percent. We flag matching issues in the report when we spot them. Sara handles these conversations with adjusters and has gotten more partial-approval claims escalated to full replacements in 2024 than we can count.

DFW averages 38 inches of rain per year, with April through June carrying the heaviest hail risk. The peak hail corridor runs US-75 from McKinney south through Plano, Allen, and Frisco, then west toward Lewisville and Flower Mound. The four storm dates Texas carriers actively honor for claims right now are May 28 2023, April 9 2024, May 23 2024, and June 17 2024. what the texas hail belt inspector looks for that others miss.
DFW sits in the third-most-active hail corridor in the country. The inspectors who don’t work here full-time miss four things consistently.
Cosmetic vs structural damage. Carriers fight this distinction hard. A hit that breaks the asphalt mat is structural and claimable. A hit that only knocks granules is cosmetic and excluded under most policies written after 2018. We score per slope and tell you which is which before you file.
Accelerated granule loss. Not all granule loss is storm damage. After a hailstorm, granules come off the impact site in a fan pattern. Wear-and-tear granule loss is even across the slope. The pattern tells the story, and adjusters know the difference.
Soft metal damage on flashing and vents. When carriers question whether the shingles got hit hard enough to matter, the dents in aluminum flashing, lead pipe boots, and turbine vents are the corroborating evidence. We photograph every soft metal hit as collateral proof.
Attic moisture as a hidden indicator. A roof can pass a field shingle walk and still be leaking at the penetrations. The moisture meter in the attic catches what the eye misses. This is also where we catch storm damage that didn’t show up on the surface.

If your shingles are Class 4 impact-rated, most Texas carriers will discount the windstorm portion of your premium 5 to 15 percent. The products that qualify are specific: CertainTeed NorthGate, GAF Armor Shield II, Atlas StormMaster Shake, Owens Corning Duration Storm, Malarkey Vista AR. The discount has to be applied to the policy, which means your carrier has to know.

We see this miss constantly.
