Standing seam is the metal roof people actually mean when they say “I want a metal roof that lasts.” Hidden fasteners, raised vertical seams, 50-plus years of life, and a real shot at an insurance discount if you go 24-gauge Class 4. It’s also where a lot of DFW homeowners get sold the wrong panel by a contractor who only quotes one option. This page walks you through every decision you’ll actually make: gauge, seam type, finish, and clip system.

mechanically-seamed vs snap-lock, the structural difference.
This is the first real decision and most contractors won’t explain it. Snap-lock panels have a male and female leg that you literally snap together by stepping on the seam. They’re faster to install, cheaper by about $1.50 per sq ft, and they work great on residential pitches of 3/12 or steeper. Mechanically-seamed panels are folded over once at 90 degrees, then a second time at 180 degrees, using a powered seamer that walks down the panel. That double-fold is structural. It’s what gets you the highest wind uplift ratings and what lets you run metal on a 2/12 low-slope porch addition.

For 90 percent of homes in Plano, Frisco, and McKinney, snap-lock is the right answer. If you’ve got a wraparound porch with a 2/12 pitch, or you’re in Southlake building a 60-foot uninterrupted run, you want mechanically-seamed.
gauge matters: 24 vs 26 in dfw hail country.
Gauge is the thickness of the steel. Lower number, thicker panel. 24-gauge is roughly 0.024 inches, 26-gauge is roughly 0.018 inches. Doesn’t sound like much. It is.
In DFW we recommend 24-gauge for any zip code north of I-20 that’s caught a major hail event in the last decade. That covers basically all of Plano, Frisco, McKinney, Allen, Richardson, Lewisville, Flower Mound, and most of Dallas proper. The May 28 2023 storm dropped 2 to 3 inch hail across Frisco and Prosper. The April 9 2024 storm hit Plano and Richardson with 1.75 inch stones. A 24-gauge panel dents far less under that kind of impact and resists oil-canning (the wavy distortion you see on cheap metal roofs) much better.
Cost delta is real but small. On a 2400 sq ft roof you’re looking at about $3,600 more for 24-gauge over 26-gauge. Most homeowners get 25 to 50 percent of that back over 5 years through the Texas impact-resistant insurance discount.
kynar 500 vs smp paint finish.
This is where contractors quietly cut $2,000 to save you $200. The paint finish on the panel determines how long your roof looks new. There are two real options and a lot of marketing language pretending there are more.
Kynar 500 (also sold as Hylar 5000) is a PVDF resin paint. It carries a 30-year warranty against fading (no more than 5 Delta-E units of color change) and chalking. Under Texas UV exposure (we average 235 sunny days a year in DFW) Kynar still looks like new at year 25. SMP, or Silicone-Modified Polyester, is the cheaper alternative. It’s a real warranty (usually 20 years on the substrate, 10 to 15 on the finish) but the color noticeably chalks and shifts by year 10 to 12. We see it most on dark colors like Matte Black and Forest Green.
For a 2400 sq ft roof, the upcharge from SMP to Kynar runs roughly $1,800 to $2,400. If you’re planning to be in the house 15-plus years, take the Kynar. If you’re flipping or selling within 5 years, SMP saves money up front.
Color matters too. Light colors (Surrey Beige, Sandstone, Almond) reflect more heat and can lower attic temperatures by 15 to 25 degrees in July. That’s a real number on your electric bill in Dallas.

clip-fastened vs nail-flange install.
Metal expands and contracts with temperature. A 30-foot panel in DFW will grow and shrink roughly half an inch between a January morning and a July afternoon. If you fasten that panel rigidly at every point, the panel will buckle, oil-can, or tear the fasteners out.
Clip-fastened systems use a concealed clip that slides over the seam. The panel locks to the clip, but the clip lets the panel float as it expands. This is mandatory on any run over 20 feet. Nail-flange (also called fixed-flange) systems screw the panel directly to the deck through a flange on the edge of the panel. Faster, cheaper, fine for runs under 20 feet such as porches, dormers, and accent roofs.
If your roof has any panel longer than 20 feet (most ranch-style homes in Carrollton and Garland do) and a contractor quotes you a nail-flange system, walk away. They’re cutting a corner that will cost you the roof in 8 years.

- Panel install, seaming, and final walk. Panels are set, clipped, and either snap-locked or mechanically double-seamed. Final walk covers every flashing, every penetration, and a magnetic nail sweep of your driveway and yard.

Variables that move the price: pitch over 8/12 (add 10 to 15 percent), more than 6 penetrations, custom-color Kynar, copper or zinc accents, snow guards, and decking replacement (we quote $85 per sheet at signing).
Comparable architectural shingle on the same roof runs $14,000 to $18,000. So standing seam is roughly 2x to 2.5x the up-front cost. Lifespan is 3x to 4x.
the class 4 impact rating and your texas insurance discount.
UL 2218 is the test that determines impact resistance. Steel balls are dropped from set heights onto the panel. Class 4 is the highest rating and requires the panel to survive a 2-inch steel ball dropped from 20 feet without cracking, splitting, or rupturing. Most 24-gauge standing seam systems we install carry Class 4. Most 26-gauge systems do not.
In Texas, carriers including State Farm, Allstate, USAA, Farmers, and Travelers apply an impact-resistant discount to the wind/hail portion of your premium when you provide a UL 2218 Class 4 certificate. Discounts in DFW typically run 15 to 35 percent off that line item, which translates to roughly $200 to $700 per year on a $3,500 premium. We hand you the UL certificate at completion so you can submit it to your carrier the next business day.

how to pay for a standing seam roof.
Most standing seam projects fall in the $35,000 to $50,000 range. We offer an in-house zero interest payment plan on qualifying projects: a larger upfront deposit gets the work started and the balance is split over flexible terms depending on the size of the project. the texas 25 percent rule, what carriers actually require.
If you’re replacing your roof through an insurance claim (hail or wind), Texas administrative code 28 TAC 21.1006 applies. If more than 25 percent of a roof section needs replacement within a 12-month period, the carrier and the contractor must bring the entire roof section into compliance with current building code. That means new decking where required, new underlayment, current ice-and-water shield placement, and current ventilation. It’s not optional.
What this means in practice: we document everything. Drone photos of every slope before tear-off. Photo of every rotted sheet of decking as it comes off. Photo of the underlayment install. Photo of every flashing. We email the full packet to you and to your adjuster on the day we finish dry-in.
We do not negotiate your claim. Texas Insurance Code 4102.163 specifically bars roofers from negotiating or adjusting claims on your behalf. What we do is meet your adjuster on the roof, walk the damage, share our scope and measurements, and document everything in writing for your file. You and your adjuster handle the dollars.
anti-storm-chaser warning.
After every big storm (May 28 2023, April 9 2024, May 23 2024, June 17 2024) out-of-state crews flood DFW in unmarked trucks. They knock doors, push you to sign an “authorization to inspect” that’s actually a contract, take a deposit, and either disappear or sub the work to whoever’s cheapest. Standing seam is the worst category for this because the panels are expensive, the install is technical, and the homeowner usually can’t tell good work from bad until year 5.
Three quick checks before you sign anything:
- Texas LLC registered for more than 3 years. Look it up on the Texas Comptroller site.
- Local physical address you can drive to. Ours is on Legacy Drive in Plano.

If the person at your door can’t show you all three on their phone in 30 seconds, close the door.

Texas carriers honor a specific list of named storm events when adjusting hail claims. If your damage matches one of these dates and your zip code, the claim moves faster:
- May 28 2023: 2 to 3 inch hail across Frisco, Prosper, Celina, and north Plano.
- April 9 2024: 1.75 inch hail across Plano, Richardson, Garland, and Mesquite.
- May 23 2024: golf-ball to baseball hail in Coppell, Irving, Grapevine, and Flower Mound.
- June 17 2024: 75 to 90 mph straight-line winds and 1.5 inch hail across Allen, McKinney, and Wylie.
If you bought your home after one of these dates and haven’t filed, you may still have a claim window. Most Texas carriers honor a 1-year filing window from date of loss, some allow 2. Call your carrier first. Then call us for documentation.
