Drive fifteen minutes north of our Legacy Drive shop in Plano and you are in Frisco, a city that grew up along the Dallas North Tollway right on top of the Collin and Denton county line. Roughly 219,000 people live across about 70 square miles here, and the layout tells you a lot about the roofing: Stonebriar’s golf-course estates anchor the east side off Legacy Drive, Phillips Creek Ranch and The Trails of West Frisco run as newer production neighborhoods out west toward FM 423, and the Del Webb homes at Frisco Lakes sit up in the northwest corner near Lake Lewisville and US-380. The same northwest-to-southeast hail corridor that works over Plano and McKinney runs straight through all of it. What sets Frisco apart is that the housing stock is younger, the architectural review committees are tighter, and the homeowners expect a finished product the storm-chasing crews working out of a motel after a hailstorm cannot match. Frisco straddles the Collin and Denton county line about 28 miles north of downtown Dallas, a quarter hour from our Plano shop on Legacy Drive. Roughly 70 square miles fit inside its limits, framed by the Dallas North Tollway and Preston Road running north-south and US-380 and Main Street running east-west. The population sits around 219,000 and has roughly doubled since 2010, which is the single most important fact about roofing here. Drive through Phillips Creek Ranch or Newman Village and almost everything you see went up between about 2008 and 2022. That gives you a very particular roofing profile: laminated architectural shingles, usually CertainTeed Landmark or GAF Timberline HDZ in a builder-grade weight, now hitting their first real hail event.

Money changes the job in Frisco, and it changes it differently than it would in an older inner-ring suburb. The median household income here runs near $150,000. The Dallas Cowboys headquarter and practice at The Star, the PGA of America moved its national home to Fields Ranch, and Stonebriar Centre anchors a retail and corporate stretch that fills these neighborhoods with homeowners who think of the roof as a finish detail, not just a weather membrane. So premium upgrades during a hail claim are routine. We write supplements for impact-rated Class 4 shingles on a regular basis, for copper valley pans on Stonebriar customs, and for synthetic underlayment on Phillips Creek Ranch production homes where the original 15-pound felt has already gone brittle.

Frisco’s hail almost always rolls in from the northwest, dropping out of Grayson and Cooke counties along the I-35 and US-380 line before splitting around Lewisville Lake and reforming over the western half of the city. These are the corridors where we dispatch the most after a storm.

  • Dallas North Tollway between Lebanon and US-380. The spine of Frisco’s premium corridor, with Stonebriar Centre, The Star, and Fields anchoring both sides. Spring cells that follow the tollway tend to lay the same swath across the rooftops in Stonebriar, Starwood, and Newman Village, which is why our hail damage roof repair dispatch runs heavy through here every season.

  • Preston Road from Warren Parkway to US-380. The original north-south arterial before the tollway opened. Older retail like Preston Towne Crossing and the strip centers between Lebanon and Main Street still carry 20-year-old modified bitumen flat roofs that rarely survive a 1.75-inch hail event without full commercial roofing work. The residential side streets, especially Plantation Resort and Chapel Creek, file heavy too.

  • Main Street through downtown Frisco. The east-west cut between Preston and the tollway. Frisco Square, the city hall complex, and the older 1990s neighborhoods south of Main take the brunt when a cell tracks across the Coit and Main intersection. We document every one of those slopes the same way we would a custom roof, photo by photo.

  • Legacy Drive through Stonebriar. Runs east-west across the southern edge of Frisco and through the heart of Stonebriar. The country club estates lining Legacy carry some of the highest insured roof values in the city, with custom standing seam, slate-look composite, and architectural copper accents common, which keeps our standing seam metal roofing crew working this stretch.

  • US-380 along the northern boundary. The east-west corridor running across the top of the city. Frisco Lakes’ Del Webb community sits in this northwest pocket near Lake Lewisville, mostly single-story plantation-style homes where age, not pitch, drives the ridge-vent and pipe-jack failures we find. A proper roof inspection catches those before a carrier writes them off as wear.

  • FM 423 along the western edge. The Phillips Creek Ranch and Trails of West Frisco corridor, newer production builds from roughly 2015 to 2022 sitting almost entirely on laminated architectural shingles. When a tight cell parks over the west side, claim density here runs heavier than on the east.

  • Eldorado Parkway at FM 423. The interior intersection in the heart of the west-side build-out, and the spot where the National Weather Service logged a tennis-ball-sized hail report during the 2024 spring season. Heavy school traffic feeds through here, and the homes around it caught the same west-side cells that worked the Prosper and Celina stock just to the north.

We pull that report at the inspection and hand you the printout, but we always tell homeowners to confirm their own date of loss against NOAA before they pick up the phone with a carrier.

Frisco’s roofs fall into roughly three buckets. The original Stonebriar and Starwood builds from about 1995 through 2005 went up on first-generation architectural shingles, usually 25-year laminates in Weathered Wood, Driftwood, or Pewter Gray. Most of those have already been replaced once after the 2011 or 2016 hail seasons, so we are now meeting the second-generation roofs as they reach their own decision point. The middle bucket, roughly 2006 through 2014, covers Phillips Creek Ranch’s first phases, Newman Village, and the build-out along Eldorado and Lebanon, almost all of it 30-year laminated architectural shingles, typically CertainTeed Landmark or GAF Timberline Natural Shadow. The newest bucket, 2015 through 2022, covers The Trails of West Frisco, the later Phillips Creek Ranch phases, and everything west of FM 423, usually Timberline HDZ or Landmark with synthetic underlayment and ridge-vent systems the older neighborhoods never got.

The HOA layer carries more weight in Frisco than almost anywhere else we work. Stonebriar, Newman Village, Phillips Creek Ranch, and Starwood all run strict architectural review committees with approved color palettes that usually come down to four or five CertainTeed and GAF SKUs. Install the wrong Driftwood variant and a homeowner can catch a stop-work order from the committee before the second day of tear-off. So we pull the approved color list from your HOA’s architectural committee and pre-clear the SKU before a single bundle gets ordered, and we carry that documentation on every shingle roofing job in the city.

Carriers want three things from a Frisco claim. The date of loss has to match a verified NOAA hail event at the property. The damage has to be photographed slope by slope, not summarized in a few hero shots of the worst face. And the contractor has to honor Texas Insurance Code 28 TAC 21.1006, the Texas 25 percent rule, which requires reasonable uniformity of appearance across a roof slope. On a custom Stonebriar home with slopes facing four directions, that rule is the line between a partial-slope patch and a full replacement, and it only holds up when it is invoked correctly, with comparable-shingle photos and the right supplement language. We also work inside the rest of the Texas code: we do not negotiate your claim, because Texas Insurance Code 4102.163 reserves that for you and your carrier. What we do is document, inspect, stand on the roof with your adjuster, and write supplements when the scope misses code items.

  1. Pin down your storm date. NOAA hail-swath data for your address is the foundation under every Frisco claim. North Texas hail season runs March through June, and the 2024 spring season was an active one across Collin and Denton counties. We pull the report at the inspection and hand you the printout, and we tell you to verify the date yourself against the NOAA Storm Events Database so your carrier cannot argue the date of loss.

  2. Free inspection before you call the carrier. Order matters here, because a claim that gets denied still lands on your CLUE report and follows you to the next carrier. We will tell you straight whether you have a real hail loss or whether you are looking at wear, a manufacturing defect, or cosmetic granule shedding. Real loss, we document it. Not a loss, we say so and charge you nothing for the look. That is how storm damage roof repair is supposed to work.

  3. Do not sign with the door-knockers. After every Frisco hail event the pattern repeats: flyers on the porch, magnetic signs on out-of-state F-150s, the “your neighbors are already filing” pitch. Most of those crews are gone before the final inspection. The contingency contracts they push at the door assign your insurance proceeds to them and strip your control of the claim. Read every line before you sign, and if you see the words assignment or irrevocable, walk away.

  4. We meet your adjuster on the roof. This is the part that decides Frisco claims. We coordinate the adjuster meeting, walk the slopes together, document hail strikes against a chalk circle for scale, and write supplements when the carrier’s first scope skips decking, drip edge, starter strip, code-required upgrades, or matching-rule items. That is how an ACV check turns into a full RCV release.

Once the supplement is approved and the RCV depreciation is released, we schedule the build. Most Frisco re-roofs run two days for tear-off and install, with a third day for HOA cleanup inspection and final permit close-out.

Re-roof permits in Frisco run through the Building Inspections Division at Frisco City Hall, 6101 Frisco Square Blvd, 3rd Floor, Frisco TX 75034. Frisco moved its intake to an online Plans and Permits portal, and for a like-for-like roof replacement using the same material the city offers a residential self-service permit that issues quickly without a separate plan review. We handle the permit pull on every job, so you never have to walk into city hall yourself.

Turnaround on a residential re-roof permit is usually fast, often same day for the self-service path and a few business days for anything that needs review. Fees scale with roof size and whether you are upgrading the deck or just swapping shingles. A final inspection is required to close the permit out, and Frisco’s inspectors tend to look harder than most DFW cities at drip edge, ice-and-water shield at penetrations, and proper ridge ventilation, so we build the job to pass that look the first time.

On code, Frisco has moved to the 2024 International Residential Code with local amendments, with the roof assemblies covered under IRC Chapter 9. Where the city amends the underlayment minimum above the IRC baseline, we meet or exceed it, and we invoice that upgrade to the carrier under the code-upgrade line item rather than absorbing it. That matters most on the older Stonebriar and Starwood homes, where the original 15-pound felt is what we are tearing off. Frisco HOAs are some of the strictest we work anywhere in DFW. Stonebriar, Newman Village, Phillips Creek Ranch, Plantation Resort, and Starwood all require architectural committee approval before a roof replacement can begin. The submittal package usually wants a color sample, the manufacturer’s shingle spec sheet, a copy of the permit, and a signed contractor statement of work. Most committees turn submittals around in five to seven business days, though some require a full board review and can stretch to two weeks.

The palettes are narrow. CertainTeed Landmark in Weathered Wood, Driftwood, Pewter Gray, and Burnt Sienna covers the bulk of the HOA-approved SKUs in Frisco, with GAF Timberline HDZ in Pewter Gray, Weathered Wood, and Charcoal picking up most of the rest. Step outside that range with a black, a bright color, or a non-laminated profile and you are almost certainly looking at a rejection. We pull the submittal packet and pre-clear your selection before material is ordered, and we keep current approved-color lists for the major Frisco HOAs on file at the shop.

If your HOA requires committee sign-off, we do not start tear-off until the written approval letter is in hand. That rule is not negotiable, and it is the reason none of our Frisco homeowners has been left with an exposed deck and a stop-work order halfway through a job.

Frisco’s neighborhood map is essentially a map of HOA boundaries, and every one of them has its own approval quirks, color rules, and complaint history. Here is where we put crews on roofs most often.

  • Stonebriar. One of the highest claim-volume areas we work in Frisco. A lot of these are custom builds with copper flashing details and impact-rated Class 4 shingles, under tight review from the Stonebriar architectural committee.

  • Phillips Creek Ranch. Newer laminated shingles, mostly CertainTeed Landmark and GAF Timberline HDZ from 2015 on. Plenty of supplement work for the code upgrades the original builders skipped, especially synthetic underlayment and proper ridge venting.

  • Frisco Lakes. The Del Webb active-adult community in the northwest along Lake Lewisville, mostly single-story plantation-style homes. Age drives the failures here more than pitch, so much of our work is roof leak repair and full replacements once hail finishes a roof off.

  • Starwood. A gated west-side community with original phases from the late 1990s and early 2000s. Most have been replaced once already, and the second-generation laminates are now reaching their own decision time.

  • The Trails of West Frisco. Newer west-side build-out along FM 423, production homes from 2015 to 2022 with HOA color restrictions and tight architectural review.

  • Newman Village. Premium custom homes near the tollway and Eldorado, with European-inspired architecture, slate-look composite, and standing seam accents that make inspections and replacements slower and more documentation-heavy.

  • Plantation Resort. Older south-of-Main neighborhood with mixed housing stock from the late 1990s, and a heavy share of filings whenever a cell crosses downtown.

  • Chapel Creek. Mid-2000s build-out off Lebanon, mostly second-generation architectural laminates now due for replacement.
