Roof Replacement Financing in Texas

Most Texas homeowners pay for a roof replacement one of three ways in 2026: an insurance claim where you only owe your deductible (usually $1,000 to $5,000), cash, or a payment plan. Ours is in-house: zero interest on qualifying projects, with a larger upfront deposit that gets the work started and the balance split over flexible terms depending on the size of the project. Which one’s right for you depends on whether you had storm damage and whether you have a lump sum on hand. I’m Sara, co-owner of Roof Raiders, and I sat through enough of these payment conversations last year (including one I took the day after our second daughter was born) to tell you what actually works in the Dallas-Fort Worth market.

Before you pick a payment path, you need a real number. Here’s what we’re invoicing across our service area this year on an architectural asphalt roof (the most common job).

Those numbers include tear-off, synthetic underlayment, drip edge, ice and water shield in valleys, ridge vent, and a manufacturer warranty. They do not include deck replacement (we charge $68 to $92 per sheet of OSB when rot’s underneath) or skylights. The reason this matters for how you pay: a $24,500 job is a very different conversation than a $34,000 job. On our payment plan, the size of the project sets the deposit and the terms, so pin down your real number before you talk payment schedules. the insurance deductible path (best option if you qualify).

If your roof got hit by hail or wind in the last 12 months, this is the path you want. After the April 9 2024 storm and the May 23 2024 hailstorm, we filed claims for over 200 homeowners across Plano, Frisco, Allen, and McKinney. The math works like this:

  • Total scope (what the carrier pays for the roof): $22,800
  • Recoverable depreciation: $4,100
  • Your deductible: $2,500 (typical 1% of dwelling coverage on a $250K home)
  • What you actually pay out of pocket: $2,500

That’s it. You’re not coming up with $22,800. You’re coming up with (or saving toward) $2,500.

The carrier issues an ACV check (actual cash value, minus depreciation, minus your deductible) once they approve the scope. We do the work. We invoice the carrier for the RCV (replacement cost value), which releases the depreciation. You hand us the deductible. Done.

what disqualifies you from this path.

A few things will kill the insurance route:

  1. Your roof’s older than the storm. If the damage is normal wear and not storm-related, the carrier denies. We can tell the difference on a free inspection, and so can a competent adjuster.
  2. You missed the filing window. Texas gives you one year from the date of loss under most policies. If June 17 2024 hail damaged your roof and you didn’t file by June 17 2025, you’re out of luck.
  3. You have an ACV-only policy. Some carriers (especially the cheaper ones written after a previous claim) only pay ACV with no depreciation recovery. On a 15-year-old roof, that means they pay maybe 40% of replacement cost and the rest is on you.
  4. Your deductible is “wind/hail” specific and higher than you remembered. A lot of policies renewed in 2024 quietly bumped wind/hail deductibles from 1% to 2% of dwelling coverage. On a $400K home, that’s the difference between a $4,000 and an $8,000 deductible. Check your declarations page before you call us.

If insurance isn’t in play and you have the money set aside, cash is the simplest path. You get the scope and the price, the payment schedule goes in the contract, and there are no third parties anywhere in the deal. No forms beyond the roofing contract itself, and no waiting on anyone but the weather.

red flags to walk away from (no matter which roofer is pitching).

A few things you should never accept from any roofer, ours included:

  1. Doorstep contracts before your adjuster visit. If a crew wants you to sign an assignment of benefits or a contingency agreement on your doorstep, before your adjuster has even seen the roof, walk. You lose your leverage the moment you sign.
  2. “Free roof, just sign here.” No such thing. Even on a fully approved claim, your out-of-pocket is your deductible, and a roofer promising you a free roof is padding the scope to the carrier, which is illegal.
  3. Out-of-state plates and no local address. After every big storm (May 28 2023, April 9 2024, May 23 2024, June 17 2024), out-of-state crews flood DFW. If there’s no permanent local address you can drive to, there’s nobody to find when warranty questions come up.
  4. Pressure to sign same day. A legitimate scope is still legitimate tomorrow. Anyone rushing you past reading the contract, checking real Google reviews, or asking for current general liability and workers’ comp certificates is not rushing for your benefit.

how payment works inside our process.

When you call us at (214) 326-3106 and we agree to do the work, here’s the order things happen:

  1. Free inspection, drone photos, full report (no charge, no obligation).
  2. If insurance is in play, we meet your adjuster on site and walk the roof together. Texas allows this and we do it on every claim.

  4. If you’re using our payment plan, we agree on the deposit and the schedule together, and both go into the contract. No third parties, no applications.
  5. Once you approve the scope, you sign a Texas residential roofing contract that includes a 3-day right of rescission per state law.

  7. Your deposit gets the work started, and the balance follows the schedule in your contract after the job passes final inspection.

does texas have any state-specific roof financing programs.

Not currently for residential roofs. There are PACE (Property Assessed Clean Energy) programs in some Texas municipalities for energy-efficient improvements, which can include reflective roofing or solar-integrated roofs, but standard asphalt replacement doesn’t qualify. If you’re putting in a Class 4 impact-resistant shingle, ask your insurance carrier about a wind/hail premium discount instead, which can save $200 to $600 a year.

can i combine an insurance claim and a payment plan.

Yes, and it’s common. Insurance covers the scope the carrier approved, and upgrades (Class 4 shingles instead of standard, deck replacement, a color upgrade) can go on our in-house payment plan when the project qualifies. Homeowners who step up to impact-resistant shingles often end up with a better roof and a lower insurance premium for it.
